The Property - This property has been the centre of the sellers family life for a generation. A faithful servant throughout, the house and area has witnessed a family grow and develop and its only now, with the passage and effects of time, that the property comes to market. Easily described, this 1930's detached house offers a quality home with a relatively original layout and A charm and character distinct to its age but becoming all too rare with unsympathetic modernisation programs. Accommodation comprises of four bedrooms, two reception rooms, kitchen, entrance hall, bathroom, ensuite shower room, and two separate W.C. Character is provided in way of the wood panelled entrance hall, turning staircase, fireplaces and bay windows. Many surrounding houses have been extended, loft and rear extensions, and its again easy to imagine how, should one wish, this house could also be extended. The property currently measures a healthy 1671 sq ft without the integral garage and also includes a covered lean to and side access to the rear garden.
Outdoor Space - With parking both on road and off street via the drive your multi car family is well catered for. The rear garden is the jewel, a long and wide mature garden with a sunny aspect and capable of swallowing most family needs all at once. Measuring over 130 ft and very private.
The Area - Cheam Village is superb and if you haven't visited, you must. Its very much like lots of other Surrey towns in that it offers excellent commuting links, nice high street with lots of independent shops and crafts as well as the national chains, excellent schooling and green open spaces. However it's the general relaxed and peaceful neighbourhood which allows for you to take evening walks without a second thought and the community where people feel invested. Within a very short walk, you will find Cheam train station, Nuffield fitness centre and a choice of tennis clubs. Again within 5 mins and you will be ordering a flat white in one of the various coffee shops on the high street. From Cheam train station, you can journey to London Victoria or London Bridge in around 35 mins. Surrounding towns include Banstead, Sutton, Epsom and Carshalton. Road networks include the M25, A3 and A217. Gatwick and Heathrow are easily drivable in circa 40 mins and with the excellent road and rail networks the South coast is readily accessible. South Cheam also indulges the sporting types with golf, tennis, rugby and cricket. Being so close to Epsom, it's great for horse owners also.
Why You Should View - It's a privilege to be entrusted with houses of this quality. With Ewell Village one way and Cheam Village the other, the amenities on offer are varied and outstanding for modern family life; essentially making it all just a little easier. Your children can walk to most of the local schools in relative safety and you can journey into central London from local train stations in under 40 mins. Additionally, many local houses offer extension and modernisation potential, as does this, but not many complete the package with this type of garden and aspect. Nonsuch PLastly, the original features can either be adored and celebrated or removed, choice is king.
Vendor Thoughts - "My parents wouldn't have feasibly seen themselves moving without the need of being closer to me" says Nicky "And although it's a wrench, that time has come.". Mobile phone signal availability and predicted strength: obtained from Ofcom on September 30, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on October 16, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
