Description
Believed to date from the mid-1600's, this charming Grade II Listed, semi-detached stone cottage has enormous character with a wealth of period features throughout including many exposed beams and an inglenook fireplace. From the entrance porch, the front door opens into the most welcoming and cozy sitting room with window seat and attractive fireplace with wood burning stove. A doorway leads through to the dining area which is part divided from the kitchen and provides an ideal space for entertaining. The kitchen with direct access to the garden, has a range of fitted units with integrated appliances and enjoys an outlook over the South west facing garden at the rear.

At first floor level are two double bedrooms and the family bathroom with a third bedroom, currently arranged as a studio on the second floor. The room previously had en-suite shower which was removed by the present owner but the wash hand basin still remains and could easily be converted back to a shower room.
Outside
To the front, a gate gives access to front door with a small garden behind a stone wall. The courtyard garden lies to the rear of the cottage and provides a secluded space for alfresco dining with an area of decking, mature flower beds and shrubs and a useful garden shed.

Situation
Bladon is a sought-after village, just south of Woodstock, north of Oxford and closely associated with Blenheim Palace. St Martin's Church is the burial place of Sir Winston Churchill. There is a primary school and a pub. There is a bus service (S7) to Woodstock, Oxford, Witney and to Hanborough, where there is a main-line railway station with trains to Oxford and London Paddington. In addition to Hanborough Station, trains from Bicester and Oxford Parkway run to Marylebone.

The historic town of Woodstock has a wonderful range of amenities including restaurants, pubs, a multitude of shops and independent boutiques as well as Blenheim Palace with its magnificent park. Bladon residents are entitled to a free pass to the estate which can be enjoyed all year round. Woodstock is also a significant cultural centre with its museum and holds a number of literary, sporting and music festivals. Being close to Oxford and only 12 miles from Chipping Norton, Bladon is also ideally located for access to the Cotswolds, Daylesford, Soho Farmhouse and the recently opened Estelle Manor at North Leigh.
