A landmark detached building which has current permission for a shop/workshop, built originally as a toll house and then later a saddlers shop in the late 1800’s, sited in Horrabridge within Dartmoor National Park.

SITUATION AND DESCRIPTION
Built in the early 1800’s with local stone and slate roof, this individual detached building, which isn’t listed, was originally a toll house up into the mid to late 19th century when it became a saddler’s shop. It remained a saddler’s shop until it was then used as a sweet shop and in turn an antiques shop, up into only recently. Currently used as a workshop, with mains electricity providing excellent lighting, ample power points and excellent natural light from the three windows. The rear window looks out over the village and across to open countryside. The building offers one room with a fireplace which has a Norwegian built wood burning stove, which is fully operational. The building is sited in an area near the mains water, drains and gas supply, however, they haven’t ever been connected. To the side is a locked store and a grassed area with a part stone wall boundary. The building can be easily driven to by heading up Station Road, which is a no-through road and provides plenty of on street parking. The building benefits from fronting onto the A386 which is the main route between Tavistock and Plymouth, making it ideal for advertising.

The Saddlers Shop, as it is known, is located in a popular village in Dartmoor and would be considered a sought-after area. There is a bus stop on both sides of the road near the door, for those who use public transport and amenities within easy reach in the village. Horrabridge is an attractive village situated 9 miles from Plymouth and 5 miles from Tavistock. It provides shopping facilities and there is a primary school. There are regular bus services to both Plymouth and Tavistock. From Plymouth, the national rail network provides connections to London and countless other destinations. Plymouth also has cross-channel ferry services to both France and Spain. The nearby village of Yelverton has a useful selection of shops, including the Coop supermarket, delicatessen, hairdressers, garage, and hotel.

ACCOMMODATION Reference made to any fixture, fittings, appliances, or any of the building services does not imply that they are in working order or have been tested by us. Purchasers should establish the suitability and working condition of these items and services themselves. The accommodation, together with approximate room sizes, is shown in the floorplan.
