Beautiful C17th barn conversion with outstanding panoramic views to the South Downs, a range of outbuildings including annexe potential, and paddocks.

Description

Bines Farm Barn is an impressive modern conversion of a C17th flint and timber barn, with a good range of outbuildings, including an additional new ancillary property built on the site of a former agricultural barn and a Victorian block providing garaging and storage. The property sits in an elevated position and has panoramic views of the South Downs. At the rear of the property, the land and paddocks gradually slope down and lead to and front the River Adur.

Formerly part of Bines Farm, the Barn was acquired in 2003 by the current owners, who undertook a sympathetic and comprehensive conversion to create a spacious home that celebrates the beauty of the barn and its original materials, with exposed flintwork and the original oak beams enhanced by oak flooring, white painted plasterwork and contemporary kitchen and bathroom fittings.

Bines Farm Barn offers a versatile layout which is well suited both to family life, and to multi-generational living, with potential to be arranged as one six-bedroom or two three-bedroom dwellings; in addition, the detached ancillary building offers further potential to create a separate three-bedroom dwelling or for example, a games room with home office with flat above.

The original barn forms the principal vaulted reception room, which has distinct sections including an entrance hall with adjoining cloakroom, a sitting room with a Jetmaster fire, and a separate area for dining.

A pair of large French windows, flanked by glazed panels, are situated in the position of the original barn doors and frame the lovely views to the pond, countryside and South Downs beyond.

It is open to the dual aspect kitchen/breakfast room, which has an excellent range of bespoke painted wood cabinets under black granite worktops, a four oven oil fired Aga, separate electric oven and hob, integrated dishwasher and fridge/freezer, and a space for table and chairs or a sofa.

There is a glazed door to the south offering more views of the South Downs. The adjoining utility room has a space for a fridge/freezer and the usual appliances, and gives access to a boiler cupboard.

From the entrance hall, an oak staircase with glass balustrade rises to the mezzanine office and walkway. To the south lies the principal bedroom with a dressing area, en suite bathroom, and wonderful views to the Downs. Beyond the office is bedroom two, a vaulted room with an en suite dressing room which could be changed to a further bedroom or en suite bathroom if required.

On the ground floor, beyond the sitting room, is bedroom three, which has an en suite with a large walk-in shower, basin and WC.

The rear hall leads to the eastern former dairy wing which is currently incorporated into the main accommodation, or could be used as a separate self-contained annexe. This comprises two further en suite ground floor bedrooms, an open plan living room with sliding doors to the side garden and pond.

There are stairs up to a further bedroom/attic storage and currently connects to the dressing room of bedroom two.

Outbuildings, gardens and grounds
The property is approached from Bines Road via a long private driveway, with an electronically operated steel frame wooden clad gate giving secure access.

At the top of the drive is a recently developed two-storey timber-framed detached outbuilding with attached garaging erected on the site of the former Dutch barn. This building is ready for its final fit and offers potential to create (for example) a games room with home office/flat above or separate three-bedroom ancillary accommodation, with garaging, depending on requirements.

The driveway leads on past the house, to a Victorian former outbuilding which offers covered pen bay parking and storage.

To the east of the house is a courtyard garden, with a large pond, stocked with carp, lilies and iris, with an adjoining lawn and orchard.

The paddocks lie mainly to the south of the house, and are currently arranged as fenced paddocks, one with a mobile timber stables with water and power connected and one with a field shelter. From the main paddocks, there is a separate meadow that leads on to the bank of the River Adur.

About 9.95 acres in all.
