A HOME FOR ALL SEASONS/MODERN TIMES
This attractive, Semi Detached house provides well-presented, beautifully arranged family accommodation in a desirable setting.
From their Hatfield home the owners enjoy the best of all worlds. They can head into town, where they have shops, restaurants and leisure amenities at their fingertips, or they can head off on a cycle ride or walk and be in green, open space within a matter of minutes. “
FLEXIBLE LIVING
The house is set back from the road. It is entered via a porch and then a hall with access to a ground-floor cloakroom and the main living space, with a generous kitchen dining room, which has been cleverly designed with doors opening on to the garden.
Three of the bedrooms are at first-floor level, together with the family bathroom with an additional flexible bedroom/studio room on the top floor.
A SPECIAL PLACE
The owners have enjoyed the well-balanced lifestyle that this house has provided them with.
“We have lived at Broad Acres for 6.5 years, moving in just before the birth of our son and having time for several home improvements before his arrival”
Full house re-render and paint
Added Georgian windows
Added a utility / pantry which we call the pantrility
Refitted downstairs WC
Refitted kitchen
Added a bar and flexible outside space converted from a garage
“Having lived in Hatfield all my life, I always saw this area as quite aspirational, the look of the house, particularly after we had the windows changed and the rendering completed is the type of house I like. The good school at the end of the road was a big factor, with children on the horizon”
“The large garden, which you can't get with many new builds, space for the kids to run around and to entertain, but most of all the garden is transformed through the seasons. In spring there are bluebells all throughout the bottom end of the garden amongst the trees, the cherry blossom tree attracts all types of birds (different types come at different times of the day including parakeets) and then bursts into white blossom, and there is also a lilac tree adding contrasting colour. We have added lots of seasonal summer colour to retain interest.”
The kitchen for sure, we can cook for the kids in there while they sit at the table and draw or play with toys and then we stay in there while they eat or most often we eat together. We come down and go straight to the kitchen each morning and get ready for the day together, often returning there together after school and work, so spend a lot of time there.”
“The home is very flexible in particular so we had no issues adapting to work from home for instance during Covid, but we also managed to have space to have people stay after that time passed and we have flexibility in the bedrooms.
“When our children were born, the large main bedroom meant we weren't short of space to share with them for the first 6-9 months, then we had lots of space in the larger of two first floor bedrooms for when they needed a cot and we needed a feeding chair etc, then when they have gotten bigger we had the smaller room to then repeat the process with our second child.”
“The upstairs space has been / is used as an office for a home based business (self-employed) and for me to work from home, is also used as a playroom and also as a spare bedroom. It also is ready to be converted into a larger and more formal / permanent bedroom for an older child or into a master suite.”
“We regularly entertain in summer with the large garden and the availability of the converted garage as a summer house and bar, but also having the big doors to the rear of the house leading to the garden giving easy access to the kitchen. Every Christmas Eve we have my parents over for dinner and then we sprinkle 'reindeer food' in the garden before putting the kids to bed, that tradition is memorable.”

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on February 25, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on February 25, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on April 13, 2017 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
