Description

Manor Farm, Hornton is a productive arable farm split into three contiguous parcels and a separate arable holding at Alkerton.

Manor Farm comprises predominantly arable land an implemented planning permission for a five bedroom farmhouse with ancillary buildings, a 3 bedroom bungalow and farm buildings, arable, pasture and woodland extending to about 350.84 acres (141.98 hectares). This farm is split into three lots.

Land at Alkerton Crossroads comprises two modern farm buildings and arable land located on the edge of the village of Alkerton, set in about 152.05 acres (61.53 hectares).

The property is offered for sale as a whole or in four lots by private treaty.

Lot 1 – Manor Farmhouse
Enjoying an elevated position with views over the countryside, the site of the current 3 bedroom bungalow and farm buildings benefits from planning permission for demolition and replacement with a 5 bedroom farmhouse and outbuildings.

Development has commenced for planning purposes.

At present the site comprises a 3 bedroom bungalow built in the 1960s of brick and rendered brick construction, under a tiled roof. The bungalow is currently let on an AST.

The bungalow was built in the mid-1990s subject to an Agricultural Occupancy Condition. However, a Certificate of Lawful Use of Existing Development was given under planning reference 12/00270/CLUE in 2012 “to allow non-compliance with condition 2 of permission B.947/64 relating to agricultural
occupancy

On the site of the proposed new dwelling, are also three farm buildings.

Farmland
Lot 1 is offered for sale with about 19.2 acres of farmland all currently farmed under an arable rotation.

If sold separately the Purchasers will be required to erect anew fence along the route of the boundary within six months of completion of the sale. Furthermore they will be expected to plant a native hedge within the boundary within 12 months of completion of the sale.

Lot 2 - Land at Manor Farm
Extending to about 280.12 acres (113.36 hectares) and set within a ring fence, the land is predominantly down to arable production. Along the northern boundary of the land are a number of grass fields, and there are a number of small copses.

The arable land has been farmed by a local contractor on behalf of the seller. The majority of fields are accessed from either the public highway, or alternatively, a network of internal tracks. The majority of fields are of sizes and shapes to suit modern farm machinery.

The grass fields to the north of the farm are accessed from the public highway through the village of Hornton.

Until recently a small shoot was run over the whole farm, with the land at Manor Farm providing the main drives.

Lot 3 – Land East of Manor Farm
Extending to about 50.72 acres (20.53 hectares), Lot 3 comprises three fields, one of which is arable and the other two down to permanent pasture.

The land is accessed from the public highway and over a third party right of access. The pasture is fenced for livestock.

Lot 4 – Land at Alkerton Crossroads
Accessed from the public highway, the land at Alkerton Crossroads is a small arable holding with two modern farm buildings that extends to about 152.05 acres (61.83 hectares). The farm buildings were constructed in 2019/2020 in accordance with planning permissions 18/02214/F and 19/02006/F and have been used for the storage of machinery and grain, as well as the base for a farm shoot.

There is access to all fields from the public highway. The land is ring fenced and suited to modern farm machinery. All the land is down to arable with the exception of the area around the farm buildings.
