Firstly, as you enter the front door to the property on your left is a doorway leading into the living room with laminate wood effect flooring, it has a centre fireplace which has storage to the right.
There are windows on both the front and rear walls of the living room with double glazing and a radiator under the front window there is a gas radiator.

Next we will head out of the living room down stairs (all the stairs are wooden and painted grey) leading to the bathroom directly ahead with a full sized bath and a shower fitted above.
On the left hand size there is a double window which is double glazed once again and behind the door on the right there is a radiator.

We now head down to the lower ground floor which has the meter cupboards directly ahead above head, as you follow round towards the right there is a partition wall with single window panes, on the right under the stairs there is large amounts of storage.
If you follow through the door in the partition wall it will lead you to the kitchen.

In the kitchen there is a window on the right hand side with a radiator underneath, on the wall furthest from the door there is kitchen units that cover the entire wall (on this wall there is a fitted oven, hob and extractor fan with a laminate worktop) in an L shape partially covering the rear wall, which also has a window and the boiler, underneath the boiler there is a plumbing for a washing machine.
On the rear wall to the right hand side of the boiler is the door which leads to the patio space which is private for the sole use of this property.

We now head up to the ground floor with a wraparound staircase leading to the 1st floor, as it leads up there is a window on the rear wall of the building which has amazing views covering the city, station and the viaducts.
The hall way leads around to two doors, one straight ahead and one to the left.
The one on the left is the secondary bedroom which has a small window on the front of the building with a radiator directly below. The room also has cut out where the stairs come up towards the rear which is boxed in.
Directly above the cut out in the bedroom, there is a window leading into the hallway which is original from when the property was first built.

As we leave this room the other door leads into the Principle bedroom,
This room once again has a fireplace in the centre of the wall, to the right of this there is a shelf with a rail attached.
On the left hand side there is a storage cupboard which has two doors and a shelf. This would be a perfect TV stand or book shelf.
On the front wall there is a window for the front of the building with a radiator, and on the rear there is also a window.

Both of these top rooms have new grey carpets fitted.

Broadband availability and predicted speed: obtained from Ofcom on January 20, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 20, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on June 1, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
