Property description & features

  • Views over open fields
  • Separate office

A charming two bedroom cottage, over one hundred years old, in the heart of Small Dole, with a stunning south-west facing garden, which backs on to farmland.

Small Dole is a quiet village not far from Henfield, set in the Sussex countryside and within easy reach of Brighton & Hove. This characterful two-bedroom cottage has a cosy feel, but with the benefit of a six metre living room which has an open fireplace; a separate dining room and a downstairs study. The kitchen is also a good size and there is a lean-to which offers additional storage space off the kitchen. There is space for a dishwasher, and the owner is intending to leave the washing machine, fridge, freezer and the cooker. Outside is a wonderful garden, which is approximately 20 metres wide, and 13 metres deep and has several separate landscaped areas, while beyond the garden there are open fields. There is also access from the garden, to the front of the property, via an alleyway, which means if you're returning home from walks in muddy boots, you can enter the house via the lean-to. Upstairs are two large double bedrooms. The main bedroom at the front has a cast-iron fireplace surround and the rear bedroom has a fantastic view over the fields, as well as two very large storage cupboards. The bathroom is a lovely light and spacious room, also with an outlook over the garden and fields beyond. It has been stylishly updated with a walk-in shower and a vanity unit with marble top and circular glass basin. Over the basin is a modern, heated, demister mirror. The property has double-glazed windows throughout and excellent storage space, including an under-stairs cupboard, the lean-to, two large cupboards upstairs. The large loft space has been fully boarded and has the potential to be converted subject to the necessary planning permission.

The property is situated in the heart of Small Dole. The Fox pub does great pub grub and has a relaxed and welcoming ambience. The post office and general store are only moments from the house and the village hall is a busy local hub and has regular events. Tottington Manor Restaurant, which has an excellent reputation, is within walking distance. A short drive away is the renowned Ginger Fox restaurant, Singing Hills Golf Club, The Dyke Golf Club and Wickwoods Country Club. There are beautiful walks nearby on the South Downs, and Woods Mill nature reserve is only minutes away. For more strenuous exercise you could try skiing at the Moving Mountains indoor ski centre or perhaps the skatepark, both located in Small Dole. The larger village of Henfield has numerous pubs and cafes and further amenities, and in Shoreham to the south, there is a large Tesco and Marks and Spencer. Brighton and Gatwick are easily accessed by road and Hassocks train station is a 15 minute drive, from where there are regular Southern and Thameslink services to London Victoria, London Bridge, Bedford, Brighton, Littlehampton and Worthing.

Hamlyn Smith brings together a highly knowledgeable team with over 30 years combined experience in the Brighton and Hove property market. The demands on our homes – and therefore on our role – have never been greater. The world is evolving faster than ever, and Hamlyn Smith is born out of a desire to reflect this pace of change in everything we can offer you. Our offering to you is as bespoke as your home, as unique as your situation and as personal as your plans for the future. It is cliché to say, but no one strategy fits all. A detached Georgian townhouse, a penthouse flat on the seafront or a semi-detached house on the outskirts of the city have little in common, and neither should our approach. New technology, the explosion of social media and a market that is connected in infinitely more ways than even ten years ago allows us so many more opportunities to connect people to the right property. Whether you have a clear requirement or are taking the first tentative steps in exploring your options, we would love to hear from you.

Broadband availability and predicted speed: obtained from Ofcom on December 20, 2021

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
