DESCRIPTON
Fox & Hounds Place is a small development of just five individual dwellings, occupying a central village location in south Cheshire. Number five occupies arguably the best position on the site, being tucked away, enjoying a high degree of privacy and overlooking fields at the rear. Indeed, this is aspect is a particularly important attribute of the property, as it is rare to be within walking distance of village services and amenities, and yet enjoy such a lovely rural outlook.
Five & Hounds Place was built in 2017 and is constructed of brick and block with part rendered elevations under a slate roof. Its design appears similar to the appearance of many other buildings in the area seeking to mirror former Carden Estate houses. Internally, the property provides spacious and well appointed accommodation arranged over two floors ideally suited to a variety of different buyers, including a small family, couple or single person. At the front of the house is a formal sitting room which overlooks the front garden and drive. Across the rear and spanning the width of the property is the kitchen/family room. A fantastic every day living space with bifold doors opening directly to the garden and patio. The kitchen has extensive wall and floor cupboards, integrated dishwasher and fridge/freezer, and a range cooker.
At first floor level the master suite comprises a spacious double bedroom, dressing area with fitted wardrobes and ensuite shower. The bedroom has a juliet balcony overlooking the fields. There is a second large double bedroom, single third with cupboard and spacious family bathroom. Accessed off the landing is a drop-down ladder to loft storage, which is part boarded.
OUTSIDE
Approached by the tarmac drive through the development, number five is then accessed by its own brick sett drive to a parking area with single carport attached to the side of the house where there is also an ev charge point. Beside the drive is a lawn with borders. The main garden is to the rear comprising a lawn and flagged terrace with post and rail fencing delineating the boundary with the adjoining field.
DIRECTIONS
To reach the property from Chester travel south on the A41 for approximately 10 miles. At the Broxton Roundabout turn right onto the A534 and travel for approximately 2 miles taking the left turn signposted for Stretton just before the Cock O’Barton pub. Proceed for a further two miles and on reaching Tilston Village proceed straight over at the Carden Arms Pub onto Malpas Road. The development is on the left hand side immediately after the turning for Carden. Number 5 is towards the end of the access drive on the far right hand side.

Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on September 4, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on October 6, 2016 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
