The kitchen is located at the rear of the property enjoying fantastic outlook of the side and back gardens. There is plenty of room for a kitchen table and for more formal dining there is the dining room adjacent. The kitchen has clay floor tiles, an electric range cooker and plumbing for a dishwasher. A stable-style door leads out to the westerly facing side garden which is a perfect walled terrace for al-fresco dining. Next to the breakfast area there is a utility room with a back door. Leading upstairs there are four bedrooms, three of which being double rooms enjoying built in wardrobes. The guest and master bedrooms have en-suite shower rooms and the third and fourth bedrooms used the family bathroom. The family bathroom has a bath, w/c, and basin. The master bedroom is perfectly situated to the rear of the property, taking in the views over the garden to the fields beyond.

Alongside the house, a driveway leads up to the detached garage which has an up-and-over door and a pedestrian side-door. The driveway itself is large enough to park several vehicles. The gardens lie predominantly to the rear of the house and are mainly laid to lawn. Surrounding and interspersing the lawn there are several mature trees and plenty of shrubbery offering excellent privacy. A great feature of the garden is the footbridge towards the far end which steps over the pond and out to an idyllic secret spot which takes in the field views.

About the area
The semi-rural village of Galhampton offers a thriving and friendly community, an active village hall, a parish church and a popular pub. There is a wide network of footpaths on the doorstep, as well as horse riding and other outdoor pursuits. The vibrant market towns of Castle Cary and Bruton are nearby. Castle Cary is described by Sir Nikolaus Pevsner, the eminent architectural historian, as Somerset's prettiest town, set in beautiful unspoilt countryside. The town is characterised by period buildings constructed of the distinctive honey coloured stone for which the area is well known. It remains a delightful small market town with a number of traditional shops and boutiques within the Conservation Area in which a policy of strict planning control operates to prevent inappropriate development.

*
Fashionable Bruton is also characterised by its historic buildings, as well as being home to the world-renowned Hauser and Wirth Gallery.Sherborne, Wells, Shaftesbury, Glastonbury, Street, Frome, Wincanton and Yeovil are all close by and Salisbury, Taunton, Bath and Bristol are within easy driving distance. Two miles away "The Newt in Somerset" is home to beautiful countryside walks set in the grounds of a Georgian country estate. Within the estate are a Hotel & Spa, Farm shop, restaurants and house & garden shop. Residents of Galhampton benefit from local residents' membership rates.

*
On the outskirts of Castle Cary is the railway station with its direct line to Paddington and the A303 road link is a few miles south. There are excellent state schools in the area - Ansford Academy boasts strong exam grades and independent schools include the Sherborne and Bruton schools, Millfield, Wells Cathedral, Hazelgrove, and Port Regis.

About Us Roderick Thomas is an entirely independent firm with decades of experience selling and letting residential property. The firm has offices in Wells, Somerton and Castle Cary and covers a wide geographical area. The focus is to deliver a high level of service to clients to achieve the best sale or rental possible within a set timescale. The importance of widespread advertising and effective marketing is recognised and with each property, an individual campaign is planned. Having attracted buyers the next stage is negotiation and the firm prides itself on securing an agreement on the best terms and then progressing the sale to completion.  Ongoing discussion with all parties including solicitors ensures an agreed timetable is maintained and hitches are anticipated when possible and addressed with action taken if necessary. Focusing fully on sales and letting and not being burdened with “head office” costs Roderick Thomas is able to offer highly competitive commission rates on all agency terms. These include: Sales SOLE SELLING RIGHTS – one agent is instructed to sell a property and a commission is paid to the agent on completion of the sale. JOINT AGENCY – two (occasionally more) agents are instructed.  They work in conjunction and share the commission on completion.  The rate is usually higher than the sole agency. MULTI-AGENCY – two (or occasionally more) agents are instructed.  They work in competition and only the agent who sells receives a commission on completion.  Again this is usually at a higher rate than sole agency (but not always). All prospective sellers are invited to contact Roderick Thomas to discuss the sale of any property. Lettings We offer landlords a full residential lettings service covering every aspect of the market. This includes finding tenants and agreeing terms and this can be extended to include rent collection and full management if required. Each case is assessed individually to suit a client's needs. Our services are transparent and clearly stated. About You Above are details “about us” and our service. However, this is really about you. We try to make it as easy as possible for you to search for the right type of property in the right area and in the right price range. We very much hope it works for you.
