This charming cottage was built, we understand, in the early 1900s and later extended and completely renovated between 2006 and 2008. The sizeable south facing gardens are a credit to the owner's endeavours. Divided into several areas, the garden has a sunny aspect and includes an Italian formal garden, summerhouses, meandering paths, water features, seating terraces, greenhouses, original stone outbuildings and sublime views over the Tamar Valley and river.
The cottage is modest in size but with balanced accommodation which includes porch, hall, sitting room, kitchen/breakfast room, utility/WC and garden room. To the first floor are two bedrooms and a shower room with a door into an area which is used as a small study. There is also a balcony which has elevated views over these remarkable gardens and views.
The cottage is in an Area of Outstanding Natural Beauty and a short walk from Weir Quay with its boatyard and moorings. The village of Bere Alston is also walkable but in a car would take minutes and offers all the amenities one requires.
This tranquil Devonshire village has been labelled a World Heritage Site and is perfectly positioned away from main roads. The village offers a rare local railway station which forms part of the Tamar Valley Line, connecting to the waterside village of Bere Ferrers and Calstock plus onto Plymouth City in around 20 minutes. There are also several shops including a post office stores with local bakery, two small supermarkets, butchers, hairdressers, café/restaurant, takeaway, pharmacy, doctors’ surgery, primary school, public house, bus services and a garage with petrol station.
Bere Alston is 15 minutes by car from both Tavistock and Yelverton and approximately one hour from Exeter. The surrounding fields of the village are peppered with public footpaths which have beautiful walks and views of the Tamar River and surrounding countryside. The Bere Peninsula is formed by the Rivers Tavy and Tamar creating a special secluded area steeped in history. Due to the rivers there are also public slipways and boat yards at Bere Ferrers and Weir Quay along with a gig club and excellent outdoor pursuit facilities.

Gravelled paths meander through the gardens passing through arches, flanked by an abundance of stocked flower beds which are separated into sections of colour. Two summerhouses provide shelter and a place to sit and enjoy the 100ft garden (approx.) and fields beyond. The garden has been landscaped to incorporate three ponds which support a variety of wildlife. The lower boundary runs along an edge of a field and enjoys further uninterrupted views over Weir Quay.

DIRECTIONS
From our Bere Alston office proceed down Cornwall Street towards Weir Quay. After leaving the village and after a short distance take the turning signposted to Weir Quay just after the railway bridge. Follow this road until a crossroads and turn right towards Cotts. The cottage will be found on the left just after the converted chapel. We would advise to park in the area opposite the terrace for the time of the viewing.
