Property description & features

  • Tenure: Freehold

Tan y Graig Wood is in a quiet valley a few miles from Denbigh. The wood is almost entirely Sitka Spruce, with a few broadleaf trees around the boundaries, especially in the south western corner. There is open farmland on three sides, with some broadleaf woodland with a small abandoned quarry just off the southern boundary of the wood.

The wood slopes up from the access track, more steeply at the northern end than at the southern end, before levelling off towards the eastern boundary.

According to the OS map there is a well towards the northern end of the wood, but this is understood to be underneath the main track.

Access: The wood is accessed via a right of way over a track that runs along the western boundary of the wood. The track serves one property further up the track. While it may be possible for a new owner to create a vehicular access into the wood, a parking and turning space has recently been cleared for the use of the woodland owner on the western side of the track (see map below for location, and photographs 9 and 10 for more detail). The woodland owner will be granted a right of way and right to park on this area.

Boundaries: The northern and eastern boundaries of this wood are fenced from adjoining open farmland. The southern boundary is marked by an earth bank, with a few remnants of fence visible in places. The western boundary is the bank alongside the access track.

Sporting rights: Understood to be included

Mineral rights: Reserved to the Crown Estate.

Wildlife: Red kites and hawks can often be seen circling over the wood. There is evidence of badgers, and foxes have been seen in the wood as well. The current owner has been in discussion about a project to introduce red squirrels to the wood; Red squirrels are known to live in Clocaenog Forest, just a couple of miles to the south.

Public footpaths: There are no public footpaths or public access of any kind within the wood. The access track along the western boundary is a public footpath, which comes to a dead end at the northern end of the wood.

Local area: The wood is 5 miles south west of Denbigh, on the southern slope of Moel Fechan. It is just to the north of Clocaenog Forest and Llyn Brenig.

Photographs: were taken in May 2023.

VIEWING: You are welcome to visit this wood by yourself. Please ensure that you have a copy of these sales details with you: we recommend either printing the details or downloading them to your phone/tablet/laptop before you go. Please take care when viewing as the great outdoors can contain unexpected hazards and woodlands are no exception.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
