A unique opportunity to continue a ‘work in progress’ comprising a substantial detached property with some of the finest views in the South West

Description

Occupying an elevated, south facing position, Falaise is a substantial detached home in one of the most sought after locations in the South West.

Currently, the generous accommodation is arranged over three floors and is designed to maximise the incredible views over the mouth of the River Dart and Dartmouth Castle.

The entrance hall is located on the lower ground floor with stairs up to the ground floor living accommodation which can also be accessed from the sun terrace. The ground floor offers wonderful flexibility, space and natural light. All of the rooms either have full height windows or sliding doors to the balcony to maximise the exquisite views.

The well equipped kitchen is integrated with a range of NEFF appliances including a double oven, electric hob and dishwasher. There is also a pantry and adjacent utility/boot room. The kitchen is open plan to the breakfast room which is the perfect spot for morning coffee while taking in the view and the sliding doors to the sun terrace really brings the outside, in.

The “wow” factor can clearly be attributed to the sitting room with its feature fireplace and full width, full height windows. The vista from here is exquisite and the glazed door to the balcony ensures you can also enjoy the views while breathing in the sea air.

Beyond the main sitting room there is a dining room, a second sitting room both of which have sliding doors to the balcony. There is also a double, ensuite bedroom and kitchenette/utility and as there is an additional external access, this area could be sectioned off to create a self-contained unit.
There is also a family bathroom on this floor.

Stairs rise to the first floor which offers a fabulous principal bedroom suite with built in wardrobes and sliding doors to the balcony. A generous en suite provides a shower room and separate bathroom.

Beyond this, there are a further two double bedrooms, one of which is en suite as well as a family bathroom. Again, external access from this floor provides access to the rear garden.

Whilst currently set up as one main residence, there is planning permission to convert Falaise into 3 separate, one bedroom apartments with commercial holiday use.
Gardens and Grounds
Sitting in a generous plot of just over 0.5 acres, Falaise has huge scope to further enhance the current landscaping.

Much work has been done to enhance the driveway which leads to a turntable maximizing the turning and parking.

Continuing this project offers a unique opportunity to create some wonderful outside space from which to enjoy the stunning views that Falaise offers.

Location

Situated on the sunny, east bank of the River Dart, in the South Devon Area of Outstanding Natural Beauty, Kingswear is one of the most sought-after locations in South Devon and benefits from two popular pubs, a wine bar, a general store, a post office, a church and a primary school. For yachting enthusiasts, it is also home to The Royal Dart Yacht Club as well as Dart Haven Marina and Chandlery.

Dartmouth Marina is in Dartmouth and there is a further marina at Noss which is a mile upstream. Across the river and accessible via 3 different ferries, which run all day long, is the beautiful town of Dartmouth offering a wealth of shops, boutiques, galleries, pubs, restaurants, supermarkets and a
cinema. The River Dart’s deep-water port and three marinas attracts sailing vessels from all over the world and is considered to be one of the prettiest in Europe. The South West Coast Path runs through the village and there are sandy beaches at Torbay and all along the South Hams coastline.

The area boasts several excellent golf courses including Dartmouth (apar 72 Championship Course) and Churston Golf Club, with Bigbury and Thurlestone Golf Clubs also close by. Schooling is excellent with Dartmouth Academy across the River and Churston Ferrers Grammar School less than 5 miles away. The nearby town of Totnes offers main line rail links to London in under 3 hours. The A380 (10 miles) provides access to Exeter, the M5 and beyond.

Directions

If travelling from Exeter, as you enter the village of Kingswear, fork left up hill on Higher Contour Road. Continue along this road until it drops down the hill. And becomes Ridley Hill. At the bottom of the hill, instead of following the hairpin bend around to the right, continue straight on into Castle Road and the driveway to Falaise is a short distance along on the left.

If travelling from Dartmouth, take the lower ferry over to Kingswear. Upon disembarking from the ferry, proceed up the hill and take the first sharp right hand turn onto Church Hill. Proceed to the top of the hill and at the hairpin bend, turn right into Castle Road and the driveway to Falaise will be found a short distance along on the left.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on January 27, 2016 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
