SITUATION AND DESCRIPTION
A detached bungalow which is situated in an elevated position with a south westerly aspect at the rear. The property is in good order and benefits from a sizeable conservatory on the rear which is currently used as a dining room but could be a further seating area. The property is entered from the side entrance which is flanked by a side and front garden plus a gate into the rear garden. The hallway has a useful coat/shoe cupboard which is the site of the modern, and regularly serviced, energy efficient boiler. The principal living room has a mains gas fire which creates a focal point with ample room for large furniture. Sliding doors open to the conservatory/dining room and there is a further door to the kitchen. The kitchen is also modern in style and has a window to the sunny garden. There is space for a washing machine, cooker, and fridge/freezer with ample storage cupboards. The shower room has been modernised in recent years with a double shower, integrated wash basin and WC. The three bedrooms are ideal for guests and indeed a study or hobby space. The main bedroom has a boxed window which looks to the front and has space for good size wardrobes and drawers. The second bedroom is another double and the third bedroom makes a nice size single with room for a wardrobe.

Outside, the gardens to the front and side are modest in size with established shrubs which provide colour through the spring and summer months. There is a pedestrian gate from the driveway into the rear enclosed garden. The driveway offers parking for two vehicles plus the garage which has a remote sensor door. The garage also has power and is where the current owner parks her car. The rear garden is bounded by wooden fencing and is very private. There is a lower terrace and an upper patio which gets the best of the sunshine.

This tranquil Devonshire village has been labelled a World Heritage Site and is perfectly positioned away from main roads. The village offers a rare local railway station which forms part of the Tamar Valley Line, connecting to the waterside village of Bere Ferrers and Calstock plus onto Plymouth City in around 20 minutes. There are also several shops including a post office stores with local bakery, two small supermarkets, butchers, hairdressers, café/restaurant, takeaway, pharmacy, doctors’ surgery, primary school, public house, bus services and a garage with petrol station.

Bere Alston is 15 minutes by car from both Tavistock and Yelverton and approximately one hour from Exeter. The surrounding fields of the village are peppered with public footpaths which have beautiful walks and views of the Tamar River and surrounding countryside. The Bere Peninsula is formed by the Rivers Tavy and Tamar creating a special secluded area steeped in history.
