Property description & features

"We've really loved our time in this house, it's been a fantastic family home as our children have grown from babies to school age. The front living room has a lovely outlook onto the Cotswold Road green. When the trees are in leaf you can sit on the sofa and have no idea you're in the middle of a city, and we love the loft's rooftop views (amazing for watching NYE fireworks) and the cosy basement den. We chose Windmill Hill for its family-friendly vibe, with the park and City Farm a few minutes' walk away and amazing schools on our doorstep, but what we weren't expecting was the wonderful, welcoming community, not just on Cotswold Road but across the Hill as a whole. We'll be very sad to leave!"

Located on one of the most sought-after roads in BS3, a versatile and striking Victorian family home, boasting an elevated position on the road with attractive views from the front. The property is arranged over four floors, with the main entrance into the upper ground floor hallway. The first reception room is on the initial left, displaying distinctive style, enhanced by a myriad of period features, such as the cornicing, bay window and chimney breast. Progressing though the floorplan, you are greeted by the second reception room, utilised as a formal dining area and providing direct access to the garden. Adjacent is the spacious & contemporary kitchen, with matching wall and base units, further benefitting from a utility area and W.C. On the floor below is the family room, mirroring the first reception room in style and size, a functional and desirable space for an established or growing family.

The first floor consists of three double bedrooms, and a three piece bathroom suite, with the front of the property housing bedroom two. The second bedroom benefits from a welcoming atmosphere, with a quaint fireplace and large window frames, maximising the light exposure. Bedrooms four and three are located at the back of the first floor, with the third room providing access to the sun terrace. The fourth and final floor exhibits the well-crafted and vibrant loft conversion, providing the primary bedroom space, with a useful en-suite and expansive views from the Velux window. A tiered rear garden completes the accommodation and plot, with the sun terrace located off of the bedroom, and a second pebbled terrace above, capturing plenty of sunlight all year round.

Cotswold Road is a quiet street situated in the popular Windmill Hill area of Bristol, a short walk to Bedminster Train Station which takes you directly to Temple Meads or down to Weston Super Mare in the other direction. Windmill Hill is renowned for the fantastic views it offers from many vantage points over Bristol and towards the countryside to the south and west. The area has become one of the most sought after in Bristol over recent years, popular with many for its picturesque streets of charming Victorian homes and the character they offer within. The Victoria Park Pub is the local pub, which offers fantastic food and a welcoming atmosphere. Towards Bedminster, there is the vibrant North Street, housing a diversity of independents, such as the Albatross Café, the highly regarded Kask, Oowee Diner as well as the Tobacco factory, a cultural hub of South Bristol with a great lineup of shows. Wapping Wharf is also easily accessible, with amazing eateries including Root, The Bristol Beer Factory, and Seven Lucky Gods. Towards the east of the home, you come across the vast Victoria Park, which is a hive of activity for families, joggers and those looking to socialise. For commuters and young professionals, the house is also well-located, within walking distance of the City Centre and Temple Meads Station and major employers around the Harbourside and Temple Quay. The area also has some well-regarded shops and cafes such as The Bristol Loaf and Windmill Hill City Farm is a popular attraction very close by and has a great café and regular events and pop ups.
