A Pretty 2 Bedroom 2 Bathroom Freehold Mews House With An Integral Carport, Quietly Located In This Most Attractive Enclave In The Heart of Vibrant Belsize Village.

Princess Mews was originally developed in the late 1800's to provide stable/ coach house accommodation for the substantial main houses on the surrounding streets, before being modified into individual residences, post war in the mid 1900's.

The Mews has undergone substantial remodelling since its original build, but the overall scale of the buildings and street remains appropriate. Before and since 2003 there have been many planning applications made for alterations to the properties within the Mews, the most notable being garage conversions and roof extensions. Conservation Area controls apply to any new development in the Mews.

The two and three storey terraced properties have rendered and/or painted brickwork facades with a mixture of mansard and pitched roof styles, surrounded by a cobbled road surface. Most have or had carports, many of which have been converted into additional living spaces or storage. The Mews itself is adopted under Camdens highways and one can apply for a permit to park in the Mews, generally right outside the property.

The House we are offering for sale has been in the same family since the 1970's and has been a very much loved home, updated and renovated over the years with an eclectic style. The majority of the house, apart from the bathrooms, is laid with hardwood flooring and there are many bespoke timber fitted units, cupboards and architraving which give the house a mid century or 'chalet style' feel. Its been very well maintained but some incoming purchasers may wish to update the interior to meet their more personal style.

There are windows back and from bringing in good natural light and views onto this pretty mews at the front. The carport is fully integral and enclosed with garage doors. It would only house a very small car or motorbikes and bicycles, it is currently used as store room. Many of the other properties in the Mews have incorporated this space into additional living area, which subject to planning is easily done. From inside the carport, the front door leads into a small entrance hall, off which the 2nd bedroom, currently used as a study, and the showroom are situated.

A staircase then leads up to the first floor level, an L-shaped open plan space, arranged as a reception/dining room with a large bay window overlooking the Mews. There is an also zoned study area and a separate kitchen with a rear window.

An open tread staircase leads up to the main bedroom and bathroom which reside across the entire 2nd floor. This room has large windows to the front and another zoned study area with rear windows. The bathroom has a separate shower cubicle as well as a bath. From this floor is a ladder staircase with a remote controlled hatch, which opens onto the roof area spanning the entire house and measuring approx 176 Sq Ft. This space has been laid with tiles and has retaining walls. We understand that this space does not have planning permission in place but has been used continually as an 'unofficial' outdoor space for many decades.

Princess Mews is a quaint and quiet enclave, situated just off Belsize Lane, and provides a unique village lifestyle combining a mix of vibrant boutique cafes and restaurants and independent shops in Belsize Village, literally a few moments away, and an easy walk to historic Hampstead Village with its array of chic fashion stores, trendy eateries and picturesque pubs. The wide open spaces and havens of fresh air of Hampstead Heath and Primrose Hill are also within a  leisurely stroll.

There are a wide range of transport hubs close by giving very easy access in and out of town. The Northern, Jubilee and Metropolitan lines are all within a 10/15 minute walk plus a variety of bus links close by. For food shopping, there is a Waitrose, Sainsbury's and a Kavanagh's Supermarket, all within a short walk, plus a range of smaller independent and organic stores including a popular greengrocers, baker/deli and fishmongers close by in Belsize Village.
