Property description & features

A charming 3 bedroom detached thatched cottage superbly located in the popular village of Dinton on a 0.25 acre plot.

4 East End Cottage is an exceptionally charming property with stone elevations under a thatched roof and has been in the same ownership for over 20 years. The accommodation is well proportioned and has a number of period features which include exposed timbers and impressive fireplaces. The cottage is set on an enviable and private plot of around 0.25 acres offering excellent potential for extensions (subject to necessary consents). Internally the property has a large kitchen/dining room with a good selection of built in storage, wooden worktops, stainless steel sink, gas hob (by private supply) 2 electric ovens. There is a stylish brick and stone inglenook fireplace with bread oven, ample room for a table, wooden flooring and very useful pantry. The sitting room has a wonderful stone fireplace with gas burner (not currently in use) and has a duel aspect onto the front and rear gardens. To the rear of the property there is a useful utility area leading to a shower/cloakroom and conservatory with French doors to the garden. On the first floor there are 3 bedrooms, 2 of them doubles and a single with access to the loft. The family bathroom has a bath WC and wash hand basin, there is an airing cupboard located on the landing.

Externally the property is positioned almost centrally on the plot and has exceptionally pretty and well cared for gardens on all sides. The front garden has charming garden path leading from the lane to the front door edged with flowerbeds and lawn, there is also a gravel drive via a gate with off-road parking for 4 vehicle and a timber built garage. The rear garden is a particularly good size and has a great variety of specimen trees and shrubs, a garden pond, raised seating area and a useful shed at the back of the garage.

Dinton is an understandably popular village delightfully located in the heart of the Nadder Valley and about 9 miles to the west of Salisbury. There is a public house within easy walking distance to the property, primary school and Phillips House (National Trust). Excellent walking can be enjoyed in the surrounding unspoilt downland countryside and nearby at Wilton there are good local amenities including a weekly market and there are doctor’s surgeries. There are further amenities in Fovant about 2 miles to the south and Tisbury which also has a mainline railway station connecting to Salisbury and onto London Waterloo. The A303 to the north provides a convenient road link to London via the M3 and the West Country.

The cottage is set in around 0.25 acres of beautifully maintained gardens. There is a great variety of specimen plants and trees with well established boarders and flower beds. The front garden has a path to the front door, lawn area and a large drive with parking for 3-4 cars. There is a timber garage and a shed to the rear. The back garden has a large lawn area, vegetable area and a raised seating area. In all a private and large garden which is ideal for those with green fingers.

Mains water, electricity and drainage are available to the property. Oil fired central heating.

From Salisbury proceed in a westerly direction along A36 Wilton Road. At the roundabout in Wilton turn left into the town centre, continue through the town and out along the A30. At Barford St Martin continue straight across onto the B3089 at the sharp left hand bend. Continue along and on entering the village of Dinton turn right into Sandhills Road signposted Wylye just beyond the village and speed restriction signs. Proceed up the hill and the property will be seen after a short distance on the left hand side.
