Shepherds Hoe was built, we believe, in 1955 and the current owners who bought the house in 2006 have since considerably extended and comprehensively transformed both the interior and exterior to create the comfortable family home we see today. The house has a handsome multi-gabled front and is built of colour-washed rendered elevations under a tiled roof, with double glazed leaded light windows, a number of which are mullioned and under moulded drip cills. The living accommodation, which is arranged over two floors and extends to just under 3000 sq ft, is beautifully presented and with high ceilings, has a lovely light and airy feel. Most of the rooms have a lovely aspect overlooking the mature garden.

The Accommodation
On the ground floor, the generous reception hall provides a lovely entrance to the house and access to three well-proportioned reception rooms, each of which has a dual aspect. There is an open fireplace in the drawing room, and patio doors open on to the garden.
The kitchen/breakfast room is another excellent sized family room, fitted with a custom made range of floor and wall mounted storage cupboards and incorporating a Redfyre range with gas and electric ovens, twin hot plates and a warming plate. Both the kitchen and utility room have underfloor heating.
On the first floor, the principal double bedroom has a range of built in wardrobes, is dual aspect, an en suite bathroom with a separate shower cubicle, a dressing room and access to a useful storeroom. There is a guest suite, two further double bedrooms, a family bathroom and a fifth single bedroom, which is currently being used as a study.

Gardens and Grounds
The house is approached via a gravel drive which leads off The Hithe between mature Beech hedges to a large car parking and turning area in front of the house and an integral double garage. Access can be gained around either side of the house to the rear.
The garden lies mainly to the rear of the house and has a south-easterly aspect. Principally laid to lawn, the garden is enclosed by established hedges and interspersed by a variety of mature trees, including Silver Birch, Rowan, Cherry and Sycamore. Immediately abutting the rear of the house, there is a wide paved sun terrace from which doors give direct access to the kitchen and drawing room.

Services
All mains services are connected, including gas fired central heating.

Situation
The Hithe, on which Shepherds Hoe is situated, is a mature development of houses on the edge of Rodborough Common, mainly dating from the 1950s, with generous sized plots and approached off an exclusive private road. Rodborough Common, which rises to over 600 ft above sea level, is owned by the National Trust and comprises a wide expanse of unspoilt common land above the steep-sided Golden Valley in an area designated as being of outstanding natural beauty. There are good facilities to be found in nearby Minchinhampton, including a number of shops, a doctors surgery, a dentist, a library, pubs and restaurants. Even closer to hand is the well-known pub/hotel, The Bear at Rodborough, which is within walking distance.

The nearest town is Nailsworth, which has excellent facilities, including a wide variety of shops, a supermarket, William's Food Hall and Oyster Bar, the award-winning Hobbs House Bakery and a number of good quality restaurants, pubs and inns. Schools in the area include local primary schools in Minchinhampton and Amberley Meadow, excellent grammar schools for both boys and girls in Stroud, and private schools include Beaudesert Park, which is just across Minchinhampton Common, Wycliffe College, Westonbirt and the Cheltenham Boys and Ladies Colleges. Regional facilities include three challenging 18-hole golf courses at Minchinhampton, a leisure centre in Stroud, first-class rugby at Gloucester and horse racing at Cheltenham.

Distances
Stroud 2 miles | Cheltenham 15.4 miles | Gloucester 12.8 miles | M4 junction 15 30 miles | M5 junction 13 6 miles. (All distances are approximate).
