The Location - Gorsey Bank is a delightful hamlet of character homes located just on the outskirts of Wirksworth. Many of the homes were built for the employees of Providence Mill, once a hive of industry where narrow red tape to bind legal documents was produced. Much like the Puzzle Gardens of Wirksworth, Gorsey Bank has a web of paths and walkways leading in and around this historic site.

A Brief History - Hog Cottage is known to date back over 250 years and was originally two cottages, housing workers from the local mill. This home has operated as an extremely successful holiday let.

Ground Floor - The property is accessed from the road where steps lead up to a wooden gate which opens into the front courtyard. A part glazed door opens into the entrance lobby where we find a a quarry tiled floor and the staircase leading off to the first floor. The latched door on the left leads into the

Sitting Room - 4.44 x 3.45 (14'6" x 11'3") - With a varnished wooden flooring, exposed ceiling timbers and two deep silled, leaded double glazed windows to the front aspect providing a good level of natural light. There is a recess fitted with shelving and a storage cupboard beneath, matching wall lights, TV & Satellite connections and a wooden fire surround with coal-effect gas fire inset. This is a delightfully cosy room. Back in the entrance lobby, the latched door on the right leads into the

Snug/Dining Area/Home Office - 3.63 x 3.28 (11'10" x 10'9") - A versatile room having a number of potential uses. There is an exposed brick fireplace (not in use) with wooden lintel over with storage cupboard to the chimney recess which houses the modern consumer unit and electric meter. The deep silled, leaded double glazed window to the front aspect overlooks the front courtyard garden. There are matching wall lights, a useful understairs storage cupboard and an opening with feature exposed stone wall leads into the

Kitchen - 3.6 x 2.41 max (11'9" x 7'10" max) - With a quarry tiled floor and a matching range of wall, base and drawer units with wood block work surface over and inset Belfast sink with mixer tap. There are tiled splashbacks and a double glazed, leaded window to the rear aspect. Integrated appliances include an electric oven and grill, gas hob and extractor hood over. Behind matching base unit doors there is space and plumbing for a washing machine and dishwasher. An opening leads through to the

Dining Room - 4.72 x 3.65 (15'5" x 11'11") - A most impressive reception room with high vaulted ceiling and feature exposed stone wall with matching wall lights. This room has ample space for a large dining table and chairs as illustrated. There are uPVC double glazed panels to the rear aspect with fully glazed french doors which open to the rear courtyard.

First Floor - On arrival at the first floor landing, passing the wooden display shelf, the first cottage door on the left leads into

Bedroom One - 4.13 x 3.44 (13'6" x 11'3") - A double bedroom with a bank of pine fitted wardrobes and storage cupboards offering a good level of garment/shoe storage. There is a leaded double glazed window to the front aspect offering quite superb, far-reaching views. Along the landing, the door on the left leads into the

Bathroom - 2.5 x 2.19 (8'2" x 7'2") - With a wood-effect vinyl flooring and a traditional four piece suite comprising of a pedestal sink, panelled bath and low flush WC. There is a large shower enclosure with thermostatic shower fittings over. There is a heated towel rail, an obscure glass double glazed window to the rear aspect and a latched door which opens to reveal a useful storage area where we find the hot water cylinder, the gas central heating boiler and slatted shelving for the storage of linen. There is ample space here too for a small tumble drier or similar.

Bedroom Two - 3 x 2.9 (9'10" x 9'6") - (Please note that the latter measurement extends from the window side wall to the front of the wardrobes). Another double bedroom with small access hatch to the loft. There is an overstairs storage cupboard and a bank of fitted wardrobes with hanging rail and storage cupboards above. The leaded double glazed window to the front aspect affords those aforementioned views over the rooftops and surrounding countryside.

Outside - Immediately to the rear of the cottage there is a small courtyard garden with high stone wall providing a good level of privacy. There is a timber shed which is included in the sale. To the front of the property there is a stone flagged courtyard having a variety of plants and trees within its borders. The front of the home faces due south and thus enjoys a good level of sunlight throughout the day.

Parking - Because of Hog Cottage's unique location, the entrance road to the cottage is very steep and narrow and although there is an opportunity to park one car on the lane outside the cottage, it may be a challenging experience and you will need to reverse down the hill. The current owner parks their regular sized car outside the property.

Directional Notes - From our office in Wirksworth Market Place, proceed down St John Street in the direction of Derby and shortly before reaching the mini-roundabout turn left into Water Lane. Proceed along Water Lane and over the railway crossing at which point the road becomes Gorsey Bank. Continue up and along Gorsey Bank until reaching the Roman Catholic Church on the right hand side and we would recommend parking near here. Walk up the lane on your left taking the next left turn and continue up the lane until you arrive at Hog Cottage on your left hand side.
