Description

The original cottage at West Farm probably dates to the 19th century, but was substantially enlarged by the present owners in the last 15 years. The house now provides spacious, well arranged accommodation over two floors and resides in a glorious, elevated rural location with long views south over the rolling West Dorset countryside from many of the rooms. The old cottage is built of brick and stone and provides a kitchen, dining room and conservatory on the ground floor and three bedrooms above. The newly added part, of painted render with stone quoins, provides two good reception rooms, a rear hall and cloakroom, a spacious main bedroom suite and a family bathroom.

Outside
West Farm Cottage is approached from the lane, where a pair of five bar gates open onto a substantial gravelled area for parking which sweeps round from the side of the property to the rear. At the rear is access to the stable block and barns and the northern block of land. The main formal garden rises in lawned terraces to the rear of the property; the banks being planted with wild flowers. From here are fabulous distant views south. The land at West Farm Cottage is in two blocks, the northern block wraps around the house and garden and extends to about 14.24 acres. Across the track to the south is a further block of about 8.7 acres.

Location

West Farm Cottage is situated in a delightful rural, but not isolated location about one mile from the centre of the thriving village of Mosterton in the West Dorset Area of Outstanding Natural Beauty.

Facilities in the village include a primary & pre-school, village shop, pub, village hall and a family run pottery.

The most pretty town of Beaminster is just over four miles away, providing excellent local facilities including a good range of independent shops, a small supermarket, post office, library, schools, a health centre and several pubs and restaurants.

The larger towns of Crewkerne, Bridport, Sherborne, Yeovil and Dorchester are all within easy reach by car and provide a larger range of facilities.

Communications to and from Mosterton are excellent with the A30 and A303 providing access to the national motorway network just 10 miles away and Crewkerne has a mainline station to London Waterloo, taking about 2½ hours.

The area is well known for its excellent schooling both private and public. Those of particular note are Perrott Hill (preparatory) at North Perrott, the Sherborne schools, Bryanston, Milton Abbey, Millfield and Taunton. State primary schooling in Mosterton, secondary in Beaminster and Colyton Grammar.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
