Property description & features

"We have so enjoyed renovating this house and turning it into the home we love. The south facing garden in particular is perfect in summer for a morning coffee or an evening glass of wine while watching the iconic Bristol balloons. It is a wonderful location as we have been able to commute by bike into both the City Centre and Clifton but you don't have to go far for some green space as Ashton Court is only a 20 minute walk away. We will miss being so close to all the independent shops, cafes and restaurants of North Street which we are so lucky to have on our doorstep, however we are looking forward to a new project in the countryside."

An extended three bedroom home on Exmoor Street, tucked away on a private road in Southville just set back from North Street, which is home to several popular bars and eateries such as Cor, the popular Tobacco Factory, and Yafo as well as highly regarded cafes such as Burra and Tin Can Cafe. Crossing the river from Southville, you are within easy reach of all Bristol City Centre has to offer. For those who work in the city, the commute by foot or bike is hassle-free, whilst the journey home after an evening in the city is also a leisurely stroll rather than negotiating city centre traffic. Just over the river in Wapping Wharf is the high-end development 'The General' with Michelin-star restaurants: Casa and Paco Tapas. Beyond these is Bristol's scenic harbourside with its boat trips and water-facing bars and restaurants. With this house being 25 minutes walking distance from the Temple Meads and close to roads which can take you out of the city in either direction, the location of Exmoor Street is certainly key to its popularity.

The house has been refurbished from top to bottom by its current owners. Modern in design and displaying an abundance of period charm is this Victorian home on a private no through road. Entrance is into a traditional hallway, with the open plan living/dining room on the right and wooden floorboards running throughout. Moving through the ground floor you are greeted by the recently modernised galley kitchen and further still there is a utility room/WC. Upstairs there are two double bedrooms and a beautiful bathroom on the first floor and the loft has been converted into a bedroom with views across Bristol. The south facing courtyard garden has been landscaped and there is also a large garage which could be converted into a workshop or home office.

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on July 18, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on March 14, 2018 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
