Location:
Sutton is a delightful hamlet set in the heart of the West Oxfordshire Countryside. Surrounded by beautiful walks and cycle routes and charmed by its thatched cottages. At close-by Stanton Harcourt, there is a village post office facility three mornings a week and a primary school all close by. There is the renowned Village Pub “The Harcourt Arms” offering excellent food, accommodation and log fires to relax in front of with villagers alike. Sutton is on the 418 community-run bus route and is within easy reach of Oxford with its academic facilities along with retail and recreation in abundance. The market town of Witney is also a short drive away, and of course the beauty of the Cotswolds is nearby to explore. There are regular rail links at Long Hanborough into Oxford or Oxford Parkway servicing Oxford and London Marylebone.
In the owners own words:
In 2005 we were looking for a home that had a good ‘feel’ upon stepping inside. We had looked at many houses in a wide area of this part of West Oxfordshire – an area my husband spent part of his childhood in and where he wanted to retire back to.
We were driving from Eynsham back to our rented property in a nearby village, when we decided to turn down Sutton Lane just to see what was there. And there was a For Sale sign outside a pair of recently-built stone cottages. We pulled in and were walking around the grounds when the local, well-respected builder, John Mitchell pulled up and showed us around the whole house. We made an offer straight away – at the asking price, because the moment we walked in, we had that good ‘feel’. Our neighbours have been good friends and I shall miss them terribly.
The village is friendly, supportive and inclusive, with lots of groups, pre-school, walking, book clubs, singing etc and annual events such as the Sutton and Stanton Harcourt Village Festival held in mid-June and includes lots of gardens being open – drinks and eats available, all for charity. We have Post Office and Bus facilities. Basic items are sold at the Village Hall shop. There’s easy access to nearby Eynsham, Witney, Blenheim, Oxford and the Cotswolds. There are walks to the Thames, surrounding villages and Farmoor reservoir, for example.
The Village Pub – The Harcourt Arms was refurbished thoroughly just before Covid struck and it helped us all get through. It has gained awards and rosettes, been in publications such as Cotswold Life for its great country pub ambience, culinary awards and top-notch accommodation. All the while being a great meeting place and venue for villagers. Three big log fires throughout, cosy and friendly. I shall miss the Pub equally as much as my friends and neighbours. My husband didn’t manage to spend longer than five months here. His hospital care at the Oxford Nuffield hospital was excellent in comparison to that of Hampshire. He loved this house so much that despite a stroke just before moving to Oxfordshire, he said he still wanted to move here. Unfortunately, and out of the blue, he suffered a fatal heart attack.
This house and lovely garden, my painting and drawing of Oxford’s architecture and a daughter nearby plus the friendly village has provided me with a strong sense of safety, love and connectedness that has helped me through. I’m now re-locating to Wales to be near my other daughter.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on April 26, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on April 26, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on December 6, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
