Situation
Frisby by Gaulby is situated in between the villages Gaulby and Billesdon, nestled in rural Leicestershire countryside. Billesdon has an excellent range of amenities including popular pubs, Doctors surgery, village store, post office and primary school. It is located some ten miles distant of Leicester, providing convenient access to the city, which has an extensive business, leisure, every day amenities and educational facilities. The town of Market Harborough offers a good array of shopping and leisure facilities, together with a growing commercial centre. The Rutland town of Uppingham is to the east and Oakham to the north east.

The main A47 trunk road connects Leicester with Peterborough. By rail, London St Pancras International can be reached from Market Harborough and Leicester in about an hour. There is good access to the east midlands extensive road network, including the A1, M1, A14, M69 and M6.

The area is very well served with local schooling in both the state and private sector. Particularly noteworthy are those schools at Oakham, Uppingham, Oundle, Leicester Grammar, Rugby and Stamford and preparatory at Stoneygate in Great Glen, Maidwell and Spratton. The area is well known for its sporting and recreational activities, with public footpaths and bridleways across open countryside. Golf is at Leicester and Market Harborough. Water sports including sailing and fishing on Rutland Water near Oakham and fishing on Eyebrook Reservoir near Uppingham.

The Property
Set in grounds of approximately 1.2 acres, Glebe House is a commanding rural home, enjoying extensive views over open countryside to the hamlet of Gaulby, and much further beyond.

A comprehensive transformation has recently remodelled, extended and improved the house, which has been completed to an exceptionally high specification, creating a striking contrast to the surrounding pastoral landscape. The tone is set from the moment you walk into the entrance hall, with uninterrupted views from the hallway through the stunning kitchen and out through the large picture windows to the gardens beyond.

The specification of the property has been completed with attention to detail, - the ultra-modern, luxury kitchen by German designers Next125 features contrasting ceramic and walnut wood effect units, and has been finished with a Quooker boiling tap, Blanco sink, Bora Professional Induction Hob with discreet undercounter extractor, Miele ovens including steam and microwave, Miele Wine Cooler and Dishwasher, and Sub-Zero Refrigerator and Freezer. To the far wall, large Anthracite Aluminium sliding doors open out onto an extensive rear terrace, perfectly framing the view, and a substantial roof-lantern floods light into the room. The kitchen is open plan to the dining area, before leading to the fully glazed modern garden room with large roof lantern over. A large Anthracite Aluminium sliding door opens onto the terrace next to the swimming pool, with the garden room orientated to the south, making the most of the lovely views over the fields beyond.

Returning to an inner hall, there is a gym with mirrored wall, and internal door to the garage. Next door, the utility/laundry room has been fitted with a Schuller worktop and units providing supplementary storage space, and space for a washing machine.

Elsewhere, the high quality of the specification continues, with custom fitted doors in Walnut by Solid Wooden Doors of Chelsea, the ground floor is tiled with high gloss Graspania tiles, oak flooring, and herringbone solid oak flooring to the drawing room. Across the rear of the house, glazed walls and sliding doors introduce lots of light, and create a sense of the outside in, with the wrap around terrace being easily accessed from most of the ground floor rooms. The drawing room is finished with a contemporary feel and has a stunning feature fireplace completing the room. Finally, there is a generous office, and adjacent, a downstairs shower room.

From the entrance hall, a bespoke curved staircase in American Walnut and Glass rises to the first floor, where a modern glass balustraded, galleried landing with skylights above floods light into the hallway below.

The six bedrooms are all an excellent size, four of which having views over the garden and to the fields beyond. The principal suite has a substantial dressing room, with carefully selected finishings to the en-suite including floor to ceiling tiles by Porcelanosa, a large Villeroy and Boch bath and oversized walk in shower. An expansive view through the full height window to the south-western elevation capturing the ever-changing countryside beyond.

The three further first floor bathrooms are finished with Villeroy & Boch, Grohe and Bisque fittings, and complementing Porcelanosa tiles, with a shower room on the ground floor also offering the same level of luxury.

Outside
Glebe House is approached through electric gates across an extensive block paved driveway to the front of the property and the garages.

The gardens are landscaped, with an extensive terrace wrapping around the rear and side of the house. An outdoor swimming pool sits to one side, with a porcelain tiled surround and retractable Walu safety cover with a changing area and pump room to one side.

The views from the garden are outstanding, across wide open countryside to the hamlet of Gaulby and beyond. In all the plot extends to approximately 1.2 acres, of which 0.8 acres is classed as paddock.
