Overview.
This converted barn, along with its separate annexe, perfectly combines charm and character, to create a superb family home with five bedrooms, and four bathrooms, that will appeal to a wide range of buyers. The flexibility and flow of The Lodge, works brilliantly as soon as you walk through the front door.

The finish throughout is excellent, and is something you immediately pick up on whilst in the kitchen/breakfast room. The dark colour combination in the kitchen works perfectly with its granite work surfaces. There are built in appliances, and space for a large breakfast table. The flow into the sitting room, with its vaulted ceiling, sky lights, exposed beams and views over the gardens and Ashdown Forest, provide that wow factor, with the floor to ceiling fireplace being our stand out feature of this room. A turning wooden staircase leads you to the first floor, where you’ll find interconnecting rooms, which provide a bedroom with an en-suite, and a snug, which we think could be perfect for teenagers or guests. Below the oak floor of the sitting room is access to a cellar, which provides great storage.

Tall oak doors lead from the sitting room into the main sleeping area of the barn, bathroom and utility room. A beautifully remodelled appointed bathroom is on the left, with a free standing bath, plus a shower cubicle with rainwater shower head, which continues that excellent finish. Bedrooms two and four look out over the front, whilst the main bedroom suite is to the rear. In this boutique room you’ll find an en-suite, built in wardrobe and a further bespoke, walk in wardrobe.

The gardens of The Lodge will be a key feature for many buyers. A large landscaped terrace is perfect for entertaining all year round, and makes the most of the breath-taking views towards the Ashdown Forest. There is a heated swimming pool, and a garden office (complete with its own hard wired phone line and WIFI). From the terrace, and to the back of the lawned section of the garden, you’ll struggle to find a more beautiful outlook. The annexe, which provides great flexibility to this home, is accessed from the terrace, providing a bedroom/living area and an en-suite bathroom. There are side gates which lead you to the dual car port (with EV charging point) and single garage. To the front of Moses Farm, are electronically controlled gates that provide access to a gravelled drive,  with visitors parking available.

Location. This semi-rural location is nestled in the hamlet of Piltdown, just to the east of Newick and within easy reach of Haywards Heath, Lewes and Uckfield. Importantly for commuters, trains to London from Haywards Heath (9 miles) are from 46 minutes, whilst from Uckfield (5 miles) it is 1 hr 20. Our favourite local places to eat include The Griffin at Fletching, and the Newick Tandoori and The Bull Pub, both located in Newick. Within easy access is The Bluebell Railway and also National Trust at Sheffield Park. There is a recently opened M&S less than a 5 minute drive easterly along the A272. For primary schools, there are Fletching and Newick C of E (outstandingly rated), whilst secondary schools can be found in Chailey or Uckfield. Private schooling can be found at Cumnor House in Danehill, Great Walstead in Lindfield or at Ardingly College. To the west of Piltdown is the A22, whilst to the west is the A23, with both connecting to the M25. Lewes can be found 10 miles to the south, which provides plenty of independent shops, restaurants and places to wander. Brighton is also 18.5 miles away, around 40 minutes by car.
