Description

Understood to date from the 1960s and substantially extended by our clients in the mid-1990s, Newalls is single-storey home situated in mature and private gardens in the heart of Maresfield village. The house offers versatile accommodation extending to over 2,100 square feet with some generous room sizes and elegant high ceilings in the newer part of the property, it is characterised by cream rendered elevations under a tiled roof, with timber framed windows and leaded panes.

The front door opens to the formal entrance hall, off which lies the spacious double sitting room. The sitting room is split-level, featuring a gas fireplace with marble surround on the upper level; granite steps descend to the lower part of the room which overlooks the rear garden and is fitted with bespoke book shelving with walnut detailing.

The dual-aspect dining room has a glazed door opening to the south, framing the outlook over the garden and offering glimpses of the village church in the distance. The dining room is open to the kitchen, which has a clay-tiled floor and is fitted with a range of dark wood cupboards and shelves, with mosaic tiled splashbacks and granite-effect worktops, together with a number of integrated appliances, space and plumbing for an American-style fridge/freezer and a large stainless steel sink.

The kitchen is served by a useful utility room with a butler sink and plumbing for laundry appliances; the utility room also serves as a boot room/rear hall, ideal for day-to-day access to the house.

Bedrooms one and two are on the northern side of the house, both generous split-level rooms overlooking the garden, served by a large tiled shower room. Bedroom three, as well as a second bathroom, lie off a small inner hall off the dining room.

Outside
Newalls is approached from Batts Bridge Road via a gated driveway leading up to the detached garage and on to the house. The house is well screened from the road by a low wall and mature laurel hedging.

The gardens are mature and well established, partially fenced and surrounded by mature trees allowing a good degree of privacy. They are largely laid to lawn, interspersed with flower and shrub beds, and with a small ornamental pond to the front. To the rear of the house, a paved terrace extends across the back of the property with space for an outside table and chairs; steps rise to a level lawn dotted with several young trees. In the top most corner of the garden is a gate opening to an area housing a timber garden shed, greenhouse and with space for garden waste.

In all, about 0.4 of an acre.

Location

Newalls is situated in the heart of the village of Maresfield, which has a primary school, parish church, Post Office, local shop and an 18th century public house/hotel.
