This property is for sale via Online Auction. This is a modern twist on the traditional auction room sale where buyers can bid for the property via an online platform. The winning bidder, assuming the reserve is met, is granted exclusivity of the property at the winning bid price for 28 days in which they must exchange, or the vendor is free to remarket the property and the reservation fee will not be returned. The auction will run for 3 hours on a set date and time chosen by the vendor of the property. Upon completion of a successful auction the winning bidder will be required to pay a non-refundable reservation fee of 3% inclusive of VAT of the winning bid in addition to the purchase price subject to a minimum fee of £4,800 inclusive of VAT. The auction is powered and carried out by Whoobid and is subject to terms & conditions which will form part of the auction pack which will be available to download for free once produced by the vendors legal representatives. We strongly recommend that you review the legal documents prior to bidding and seek legal advice. PLEASE REMEMBER THAT THE RESERVATION FEES ARE PAYABLE IN ADDITION TO THE SALE PRICE.

Fees paid to the auctioneer may be considered as part of the chargeable consideration and may attract stamp duty liability. Bidders will be required to register in order to download the ‘legal pack’, if you choose to bid on the property, you will be required to complete further identity checks for anti-money laundering purposes, provide card and solicitors details before you are able to place a bid. Properties may be sold prior to public auction if an offer is accepted by the vendors.

*Guide price - This is an indication of the seller’s minimum expectations at auction and is not necessarily the figure the property will achieve but acts as a guide, prices are subject to change prior to the auction.

*Reserve price - Most auctions will be subject to a reserve price, if this figure is not achieved during the auction, then the property will not be sold. In normal circumstances the reserve price should be no more than 10% above the guide price.

Location:
Erlestoke is a pretty village tucked beneath the Westbury Hills between the villages of Edington with its Priory and the popular Three Daggers pub, micro brewery and farm shop, and Great Cheverell which has a village shop and The Bell public house. The George and Dragon on the High St, Erlestoke has just been totally refurbished and is within walking distance of the property.

The vibrant market towns of Devizes and Warminster are well within ten miles and provide plenty of choice for restaurants and bars, supermarkets and independent shops, culture, and entertainment. For a wider range of amenities, the historic cities of Bath and Salisbury are well within an hour and, for the sporty, there are plenty of local golf clubs including Erlestoke Golf Club which is within walking distance of the property and of course, there is easy access onto Salisbury Plain for walking, mountain biking and horse riding.

Great Cheverell and Bratton both have well regarded primary schools and Market Lavington; which is less than three miles away, has two excellent secondary schools; Dauntsey's and Lavington School. Warminster School is not far, and there is a school bus service from the village. The mainline station at Westbury is just seven miles away and there is a good link into London Paddington in just over an hour and to Bath or Salisbury and Southampton

Directions:
From the Market Place in Devizes, head towards Salisbury and drive down the Potterne Road (A360) and out through the village. Continue for another mile or so and turn right at the sign towards Great Cheverell. Drive up and through this village, turning right at the crossroads at the very top (B3098). Follow the road down into Erlestoke and all the way through past Turners Garage, Oak Beams will be on your right.

Broadband availability and predicted speed: obtained from Ofcom on April 20, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on April 20, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
