The Site
At present the site forms part of the well maintained front
garden of York House. The site is relatively level and screened from neighbouring properties by existing trees and mature hedges. A buyer will be obligated to construct the boundary wall and new gated entrance between York House and the plot at an early stage to preserve the amenity of York House.
Planning Permission
Planning Permission was granted by Mid Suffolk District
Council on the 24th of October 2023 under Application

N.B. The site is currently subject to a application to vary the design and images shown are of the amended proposals. The variation of condition application reference is DC/23/05839.
Services
We understand an electricity supply is located under the
driveway. A buyer will need to lay a new water supply in the driveway and we understand there is foul drainage within the site that currently serves York House. This drainage may require diverting to create a suitable connection for the new dwelling. Buyers must rely on their own enquiries in respect of the capacity and connection points to exiting services.
CIL
The Buyer will be responsible for CIL (Community
Infrastructure Levy). A self-builder should be able to obtain exemption, subject to completing the relevant forms.
Location
The site is located in the centre of the popular Suffolk village of Beyton. The village offers a sixth form college, public house and active community. Beyton enjoys good access to Bury St Edmunds and Cambridge via the A14, both offer an extensive range of amenities. The town of Stowmarket is located 10 miles to the east, which offers a regular rail service into London Liverpool Street.
Directions
Exiting the A14 at Junction 46 turn right onto Tostock Road. Proceed along Tostock Road for approximately 1 mile. Opposite the White Horse Public House turn right alongside The Green. The site is located approx.100 metres down the road on the left hand side identified by a sign for “York House”.
Obligations / Restrictions
- A buyer will be obligated to erect the new panel fence and gateway pillars between points A & B on the adjacent plan, before any work on plot commences. Detailed specification to be agreed with the Vendor.
- On or near completion of the building work, and before the property is occupied, the buyer will be obligated to make good the existing driveway. In addition the buyer will also be obligated to create a hardstanding for household waste bins in front of Rydal Cottage.
- A buyer will covenant to construct the property in accordance with the approved plans, subject to any variations agreed with the vendor acting reasonably.
- Additional covenants will be included to preserve the amenity of York House during the construction period. Full details to be agreed with a buyer.
- Full specification to be discussed with interested parties.
