Property description & features

  • Tenure: Leasehold (998 years remaining)
An impressive 19th Century apartment in one of Dorset's most stately Victorian mansions, boasting wonderful views, with a private terrace, set in 2 acres of communal gardens and grounds, in a unique private setting just outside the hamlet of Tincleton.

THE PROPERTY
1 Clyffe House forms a substantial portion of this magnificent Listed Grade II mansion, which was built in 1842 in the Tudor style and designed by the eminent architect Benjamin Ferrey. In 1951, the mansion opened as a school in the ownership of Dorset County Council and was further converted into five prestigious apartments in the late 1980's.

Although the apartment is arranged over two floors, all rooms with the exception of the principal bedroom are at ground floor level. It is lucky enough to have retained two of the principal south facing reception rooms, including the most magnificent morning room (now used as the drawing room). This is an extraordinary room with high ceilings, fine oak panelling and dual aspect tall mullion windows, with shutters in situ, framing wonderful views over the gardens and further to the surrounding Dorset countryside.

The other reception room, also south facing and of grand proportions, boasts decorative ceilings, a tall mullion window with shutters looking out across the gardens, and has recently had a mezzanine gallery added to create further space, in this case being used as a small library.

The entrance hall creates a natural division between the more practical areas of the apartment, where there is a useful cloakroom to one side and a breakfast nook to the other. The modern shower room is at the end of the hallway. Both the kitchen and bedroom two are situated at the front of the building, with a staircase climbing to the bedroom on the first floor. This is a luxurious space, with ample room for a dressing area.

OUTSIDE
The house occupies a very peaceful setting at the end of a long private drive, amidst approximately two acres of communal gardens and grounds which feature many magnificent specimen trees, surrounded by mature woodlands and countryside offering excellent views, and unrivalled immediate walking in the woods behind the house.

As you approach the mansion, there is a front courtyard with a circular turning area with parking for residents and visitors. There are two single garages in a block just 3 minutes’ walk away which belong to 1 Clyffe House.

The property has the benefit of a private south and east facing paved terrace, wrapping around the principal reception rooms and overlooks the gardens, with stone steps leading to a lower level carefully placed to lead the eye towards the magnificent views beyond. This, together with established communal gardens shared by the leaseholders makes for a fantastic setting.

For peace security and seclusion, this property is hard to beat and as such would make a super permanent home or indeed second home, and is an ideal 'lock up and leave' option.

LOCATION
Clyffe House lies approximately 1 mile outside the hamlet of Tincleton, and around 6.6 miles to the east of the County town of Dorchester. There are good communications in the area with a mainline railway service available at Dorchester and Moreton (3.5 miles) to London Waterloo, with the Puddletown bypass offering easy access to Poole to the east and Dorchester to the west.
The nearby village of Puddletown is just under 3 miles away, and is well served with a general store and Post Office, the Parish Church of St Marys, a doctor's surgery, well-regarded public house.
The most popular Martyrs Inn in Tolpuddle is a less than 2 mile pleasant walk through the woods from Clyffe House.
Dorchester has an excellent range of shops, schools, and restaurants, as well as the highly regarded Dorset County Hospital. Of particular note is the Conran-designed development at Brewery Square with its cinema, bars, restaurants and leading shops. There is a Waitrose and Tesco for everyday shopping.
