Located in picturesque West Looe, this stunning semi-detached property offers an ideal opportunity for those seeking a spacious and well-appointed family home. Set in an elevated position on Chapel Ground, the property boasts sublime distant views of both the sea and the nearby woodland, offering a perfect balance of coastal and countryside living. The position of the property is such that it can only be accessed on foot however this does have its advantage in that the location is quiet and the views are absolutely fantastic. Approached via a path from Chapel Ground, a flight of steps lead through the garden to an area of decking immediately to the front of the property, an ideal haven amongst the plants, to enjoy the surroundings. On entering the ground floor the hall provides access to the lounge and kitchen/diner as well as stairs to the first floor. The lounge has a bay window to the front and offers distant views over the town and out to sea. The kitchen/diner is well fitted with a modern range of units and space for a dining table and chairs, beyond this there is also a large and very useful utility room with door to the rear. The first floor offers two double bedrooms, one with sea views, a single bedroom with views, bathroom and wc. On the landing a paddle (space saver) staircase leads up to the converted roof space with velux window, this is an extremely useful added space that lends itself to many uses. To the rear of the property there is a courtyard and further garden which is elevated. Although there is no parking with the property it is possible to drive fairly close to drop off shopping etc and there is also a car park in this area where yearly permits can be purchased as and when they are available.

Broadband availability and predicted speed: obtained from Ofcom on January 10, 2024

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 10, 2024

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on January 28, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
