Hidden away in a quiet and secluded position off Castle Street, the property occupies a truly enviable location and extends to approximately 0.25 acres in all.

Presenting handsome red brick and wisteria clad elevations with sash windows, beneath slate roofs, Estuary House has been in the same family ownership for over 50 years and has recently undergone a sympathetic renovation with the installation of a heating system, replacement kitchen and bathrooms, whilst retaining many attractive and original detail throughout.

Arranged over two storeys and thought to date from the late 19th Century, with later additions, the property offers light and well-balanced accommodation, with the living room featuring south west facing ‘picture’ compass window overlooking the courtyard garden, together with double doors linking to the newly fitted kitchen with its central island breakfast bar. There is a useful utility room and WC. From the double reception room with central fireplace, a spiral stair rises to offer a principal bedroom with dressing room and large en suite, a guest bedroom with en suite shower room, together with two further bedrooms and a bathroom.

GARAGING & STUDIO ANNEXE

Detached, and extending to over 2,100 sq ft, the attractive garaging range, with its distinctive pinnacle and feature arches, offers two garage bays with workshop area, along with an entertaining/orangery room with lantern light, extending to some 37 ft in length and with doors to two elevations giving access to the lawned garden.

Stairs rise to the fully vaulted annexe studio, with windows to three elevations affording far reaching views over the towns roof tops, and is complete with kitchenette and shower room.

OUTSIDE

Approached from Castle Street, the private roadway gives access to the garaging, with an archway leading through to the drive and the property. Enclosed on all sides by red brick wall and established planting, the property occupies a peaceful and private setting close to Market Hill. The garden is split into two sections, with a large suntrap courtyard terrace accessed from both the kitchen and living room, with an attractive red brick arch leading to an area of extensive lawned garden, with doors connecting to the entertaining/orangery room. In all the property extends to approximately 0.25 acres.
