Gazing out towards the lake to watch the swans; bubbling in her hot tub or strolling into Woburn Sands to have coffee with friends – life at Greensand View has been nothing but a pleasure for Elizabeth. She moved to the attractive, four-bedroom house 10 years ago, when it was still fairly new, having been enticed by its truly special location, as well as all the living space it offered. “It sits in a prime position right opposite the beautiful lake, where there are ducks, geese and swans,” she explains. “I can also stroll round the corner to walk in the corn fields or up to the woods. This is such a lovely place to live. At the same time, I am just 10 minutes’ walk from the centre of wonderful Woburn Sands, which just has so much to offer, from its many independent shops and boutiques to its wine bars and restaurants. I could even pop in to buy myself a dress on a Saturday night if I wished – it is just a dream of a town!”

QUALITY AND STYLE
The two-storey house was appealing for its layout and modern design. “I loved it as soon as I walked in!” she admits. “It is an L-shaped house, on a large plot, and is just filled with light because many of the rooms have three windows. It is also finished to a very high specification, with features such as oak floors and high-quality bathroom fittings.” Since arriving at the property, she has carried out her own significant improvement work, creating a summer room, adding a garden studio and installing a bar, hot tub and gazebo to make a luxurious outside living space. “I don’t entertain very often, but when I do, I like to do it in style!” she adds.

LIGHT AND SPACE
The layout of the house has offered sumptuous daily living space, as well as ample room for friends and family when they visit. The large drawing room now features a wood burner that casts a welcoming glow during the autumn and winter months; there is also a separate dining room for formal meals. “This is such a spacious, light room that I often work in here,” she explains. “This is a very flexible house with lots of areas that can be used for different purposes.” Overlooking the garden, and with bi-folding doors, is the chic kitchen breakfast room, with its generous space for food preparation and family meals. “This part of the house flows beautifully on to the outside space,” she agrees.

ROOMS WITH VIEWS
The whole house has been carefully finished, with a neutral colour scheme throughout. “I have been through every room,” says Elizabeth. All four bedrooms are upstairs, with the fourth bedroom currently used as a dressing room. “The arrangement here has worked very well for us,” she continues. “The master bedroom is a nice size, with three windows and an en suite shower room. My daughter has her own wing of the house, with her bedroom and the family bathroom. We also have a very pretty guest room and there is another work space on the landing.” She adds: “My bedroom and my daughter’s look out towards the lake.”

SPECIAL TOUCHES
The enhancements Elizabeth has made have offered even greater versatility to the lifestyle possibilities at the Greensand View property. “I converted the garage into the summer room, with its covered veranda and bar area. This is very pretty – it is a lovely place to sit and have a drink or even to host a dinner party.” The garden studio, which was originally conceived as an office, and therefore has electricity, as well as internet and telephone connections, is currently used as a home gym. “Again, this has been perfect for us but it could be ideal as a work space or studio for someone else.”

ALL SEASONS
With its abundance of plants, not to mention its relaxation and entertaining areas, and its impressive hot tub, "I do entertain a lot and when I do, I like to do it really well. This house lends itself to a great family party or friends get together with bubbles in the hot tub and the glasses". The garden has been a joy during the spring and summer months. “We have some beautiful autumn colour out here too,” she observes. Throughout the seasons, she loves to walk in her surroundings, especially over to the lake. “One winter, the water froze and the ducks were skating about on the top!” she remembers. Woburn Sands is a vibrant hub throughout the year and its proximity to good rail and road links means it also enjoys easy access to London, the Midlands and the rest of the country. “I will miss everything about being here,” she admits. “I am only moving now because I am relocating. It has been an incredible place to live.”
