Polruan - Polruan lies on the east bank of the river Fowey, just inside the entrance to Fowey harbour. The village has its own general stores, sub post office, tea rooms, two public houses and a long established boat building and repair yard. The village is connected to Fowey, which has a wider range of small shops and businesses catering for most day to day needs, by a regular passenger ferry. The immediate area is surrounded by many miles of wonderful coast and countryside, much of which is in the ownership of the National Trust.
Once away from the immediate local lanes, there are good road connections to the motorway system via the A38/A30. Railway connections (London Paddington) can be made at a number of local stations (Par, Liskeard & Lostwithiel).
Location - Meadow Close is a very popular, quiet estate with a mix of detached houses and bungalows. The elevated position gives the most stunning views over the Fowey estuary and town.
Accommodation - This very well presented home has reverse accommodation with an integral garage, bedrooms on the entrance level and living space on the floor above making the most of the fantastic panoramic views.
Steps lead up from the driveway to the entrance which is through a glass conservatory extension. This offers a great place to sit, relax and enjoy the views. A door leads straight out into the rear garden and there is a very useful, spacious utility room which houses the oil fired boiler.
A door opens into an entrance hall which has doors leading to four double bedrooms and a modern shower room. Two double bedrooms have built in wardrobes and large windows showing off the amazing views over the estuary. The principal bedroom also has an en suite shower room with corner shower cubicle, WC and wash hand basin with vanity unit. Two further double bedrooms look out to the rear garden.
The Shower room is modern and stylish with a double shower cubicle, WC, wash hand basin with vanity unit and a heated towel rail.
There is a very useful storage cupboard on this floor.
From the entrance hall, stairs rise up to a landing which gives access to a sitting room, kitchen/dining room, cloakroom and large airing cupboard.
The spacious sitting room is made light and bright by a window to the rear over looking the garden and large patio doors which slide open onto a balcony to the front. The stunning panoramic views can be enjoyed whilst soaking up the sun with plenty of room for patio furniture. The room is made cosy and warm on cooler nights by a decorative fireplace currently with a standalone electric fire.
The Kitchen/dining room also enjoys the fabulous views through a large window which frames the estuary, Polruan and Fowey perfectly. A great social room with space to dine, chat and relax!
The well appointed shaker styled kitchen has ample base units, wall units and worktop with a window looking out to the rear garden. There is an integral dishwasher, double oven and hob.
The house is fully double glazed with oil fired central heating.
The property benefits from a integral garage with electric garage door.
Outside - A driveway raises up to the integral garage with space for approximately 3 cars. Steps leading up to the front door and a footpath leads around the side of the property to give access to the rear garden.
The front garden is mostly laid to lawn with a mature shrub border. At the top of steps leading to the front door, there is a decked sitting out area to enjoy the views.
Access to the rear garden is either around the side of the house or through the conservatory/extension. The sizeable garden is mostly laid to lawn with large established shrubs and flower beds. The oil tank is situated behind the utility room.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on March 23, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on March 23, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on September 30, 2010 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
