Seller Insight:
What is your favourite room of the house and why?
The lounge - it's such a cosy space to sit down with friends/family and relax - the big inglenook fireplace is such a beautiful feature.

Who do you think would be the next ideal owner?
Someone who is used to being in the city/town who is looking for a charming countryside cottage, but cannot do without accessibility and convenience, literally on the doorstep.

What do you love most about the house and why?
We love how great it has been for hosting. Not only does it have a brilliant dining room and back garden for dinner parties and BBQs, but we have also used The Green itself to host friends or, if everyone wants to go out, restaurants and pubs are just a 5 minute walk away. We have become the central house all family/friends congregate given its amazing location and this is something we will really miss when we leave.

What do you love about the local community?
Everyone is so friendly and supportive. Our neighbours are honestly the best and have gone above and beyond when we've asked for any help.

How easy is it to commute from here?
58 mins from Bedwyn Station to London Paddington, which is less than 15 mins drive and has the added bonus of free parking.

What made you choose this property over others that were available at the time?
It is literally the postcard property for Marlborough, the quintessential country home with so much charm - it was dated and gave us a canvas to create a beautiful home!

Accommodation Summary:
Ground Floor:
The entire property has been decorated with a beautiful neutral palate, maximising the space and light. The sitting room features a charming brick inglenook fireplace with log burner and offers views out to The Green. To the other side of the characterful entrance hall is the dining room, which again enjoys views toward the Lime trees which dissect The Green. The kitchen has been tastefully modernised and a useful utility area adjoins the downstairs WC. The cellar provides excellent storage and good standing height. Historic exposed timber beams are present throughout the house.

First Floor:
Two generously proportioned double bedrooms featuring built-in storage occupy the first floor in addition to the ‘jack and jill’ bathroom. There is an additional WC on the half-landing too.

Second Floor:
At the top of the house are two further bedrooms, which can be used as such but also lend themselves to an excellent space from which to work, away from the rest of the house.

Outside:
A delightful garden at the rear provides an ideal space for al fresco dining, and the recently planted beds provide bursts of colour around the lawn. The garden is totally enclosed.

Location:
It is difficult to think of many amenities that Marlborough lacks. It boasts the second widest high street in the UK, and is host to a fantastic range of shops, cafes, restaurants, public houses and an independent cinema, all within a very short walk of the front door of 32 The Green. It is certainly the many independent and boutique businesses that help Marlborough retain its character and charm. The picturesque historic high street itself provides many interesting and architecturally important buildings. Mentioned in the Domesday book of 1097 as ‘Merleberge’, Marlborough was later granted market town status in 1204 by King John. There is still a twice weekly market to this day selling everything from fruit and veg to hardware and garden furniture.

There is excellent schooling at all levels locally in both the state and private sectors with secondary provision at St. John’s Academy, Dauntsey’s and Marlborough College. The surrounding countryside is a huge draw to the area, with country walks, bike rides and other outdoor pursuits all readily available. Direct rail services to London Paddington are available from Bedwyn, Hungerford and Swindon, with the fastest journey times under 1 hour.

Broadband availability and predicted speed: obtained from Ofcom on April 5, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on April 5, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on August 5, 2009 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
