GUIDE PRICE: £500,000 - £550,000. A very special and spacious residence with generous reception rooms and ample private parking for multiple vehicles, this character home is ideally situated close to local amenities yet within a rural countryside location.

Description - A beautiful period home with a wealth of character features throughout including exposed stone and brick, complimented further by glorious timber beams. This generous home has extensive accommodation with tall ceilings and versatile living space to the ground floor. Accommodation briefly includes an open-plan kitchen diner, drawing room, lounge and an additional snug or playroom. There is also a useful home office to the ground floor. Upstairs there are four double bedrooms with two bathrooms, including an impressive ensuite to the master bedroom. Solar panels help reduce energy costs, as do a lot of the windows and patio doors which are triple glazed.

Outside - This beautiful home is approached via a country lane and enjoys plenty of private off-road parking with two garages providing yet further covered and secure parking/storage. They also lend themselves to conversion (subject to planning). A courtyard garden enjoys a feature well and a variety of plants, trees and shrubs with access to the front door.

One of the most noticeable features of this home is the covered veranda, encouraging outdoor entertaining all-year round. This leads to a patio and then out to the lawned garden and a nature lover's dream with moorhens, pheasants and deer passing through daily. The plethora of scented plants encourages a high number of butterflies and the surrounding trees accommodates birds and further wildlife including squirrels. There is a seating area for outdoor eating with a pizza oven and a side gate allows access to the rear.

Location - Cold Harbour is conveniently located on the A52 that connects Grantham to Boston. Grantham itself is conveniently located just 2 miles west, with excellent travel connections, with London Kings Cross around 1hr journey by high speed train, and access to the A1 trunk road.

The town is currently constructing its own multiplex cinema and already benefits from an arts centre and theatre, along with an excellent leisure centre with facilities for swimming, fitness training and racquet sports. Nearby, the 17th Century Belton House offers beautiful grounds, as well as being home to the superb Belton Park Golf Club where visitors and members are offered 27 challenging holes. Residents will delight in the charming selection of tea rooms, cafés, restaurants and traditional inn-keeper style pubs, typical of a vibrant market town such as this one. The shopping centre provides an intriguing mix of independent stores and family-run boutiques, alongside several major high street names and a good range of supermarkets.

History - Cold Harbour sits close to the Roman roads of Ermine Street and the Saltway. In 1824 early Saxon burial Urns and iron spear heads were found at Cold Harbour. Blue Harbour House was for centuries a coaching inn known as The Bunch of Grapes. In 1881 the name changed to Cold Harbour Inn. The name then was changed to Blue Harbour Inn when the Buckminster Estate bought it in 1892. It ceased to be a public house when they sold it in 1958, and it became Blue Harbour House. There is a historic cellar beneath the current stairs.

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 2, 2024

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on August 24, 2017 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
