Property description & features
- Tenure: Freehold
Location
This is a superb level site with direct river frontage within South Shields, which is a very popular Market Town situate at the mouth of the River Tyne. Access is via Long Row, passing through Captains Wharf and the site is adjacent to the recent successful apartment development on Long Row. The site is extremely well located for access to the Town Centre, sea front and all local facilities, including the ferry across the Tyne. The apartments will overlook the recent residential developments within North Shields, on the northern bank of the river. There has been substantial investment and residential development on the South Shields riverside, with Cussins having recently launched the first release of town houses on their Holborn Riverside project.
Planning
Planning permission was obtained on 14/10/2021 for 'Proposed new residential development comprising of 13 no. residential apartments with associated works including car and cycle parking and landscaping'. Full details are available on the South Tyneside planning portal under reference ST/0693/20/FUL, including approved plans. The design includes car parking on the ground floor with three floors over. There are five flats to each of the first and second floors and three penthouses on the third floor. Any proposed amendments to these drawings will be the responsibility of the buyer. Subject to plannng considerations, it may be feasible to utilise the third floor for five apartments rather than three. Prospective buyers must satisfy themselves with regard to all planning and construction matters. We are currently unaware if any of the planning conditions have been satisfied and prospective buyers must make their own enquiries.
Services
The site is located in a built up area and we expect that mains services will be available nearby but prospective buyers must make their own enquiries and satisfy themselves regarding all services.
Site Area
This is a level site of around 0.56 acres with vehicular access from Long Row and direct frontage to the River Tyne. We are not in possession of any site surveys or investigations and are currently unaware if any have been undertaken. Prospective buyers must satisfy themselves and if necessary commission investigations themselves. The site area is taken from LandInsight and we have not measured the site physically. We are in possession of Land Registry site plan and this is available for inspection.
VAT
We are informed by our clients that they have corresponded with HMRC and VAT is not chargeable on this site.
Tenure
We are selling the site upon behalf of the LPA Receivers and are advised that the freehold title to the site will be transferred upon completion.
We will provide as much information about tenure as we are able to and in the case of leasehold properties, we can in most cases provide a copy of the lease. They can be complex and buyers are advised to take legal advice upon the full terms of a lease. Where a lease is not readily available we will apply for a copy and this can take time.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
