Property description & features

  • Tenure: Freehold
  • Large Garden
  • Located on a quiet close
  • Great Kitchen
This charming 3 bedroom home makes for a fantastic first home or investment property, with a large garden and good sized rooms, located in the quant village of Mendlesham.

Why buy this home…

The home is located in a quiet close towards the back of Mendlesham meaning no through traffic will ever pass by the house, giving you the peace and serenity that the Suffolk countryside provides.

As you enter the house you are greeted into an open hallway that basks in natural light making the home feel incredibly welcoming. Immediately to your left is the living room, a well sized room with an electric fireplace, that can easily be taken out to leave a real fireplace. As you can see from the virtually staged photos, you can have a large sofa and armchair in the room and still have plenty of space for decorative and purposeful furnishings.

The kitchen is straight down the hallway at the back of the home. The laminate flooring from the hallway continues through into the kitchen allowing easy spillage clean ups. The kitchen is a large room with plenty of worktop and storage space, undercounter space for white goods, as well as space for a small dining table and chairs. There is a large pantry in this kitchen giving plenty of space to store your favourite snacks.
The door to the left of the pantry takes you to the downstairs loo as well as a door out into the rear garden.

The rear garden is one of the great features of this house thanks to the patio area, with the perfect alcove for a ratan sofa for those warm summer days spent BBQing outside. There is then a large section of the garden that is laid to lawn and a paved/gravelled area at the back with a garden shed. This would be a perfect spot for a summer house/home office, which is a great way to increase the amount of indoor space you have without needing planning permission and without major investment. There is also a small garage space next to the house.

Coming back inside and heading up stairs the first room in front of you is the bathroom with a bath and shower that is fully tiled, with a window to the rear.

The next room you’ll see is the master bedroom that has views out over the back garden. It is a large room with plenty of space for a double bed and wardrobes as shown is the virtually staged photos.
The next door along the hallway is an airing cupboard, followed by the 2nd bedroom which is of similar size to the master bedroom with plenty of space for a double bed.
Finally, there is the 3rd bedroom which can house a single bed for a little one or alternatively make a great office space or walk in wardrobe.

More about the area…

Mendlesham has a fantastic community and plenty of things to do in and around the village. The home is walking distance to the village shop, doctors, chippy, pub, playing fields, community centre, hairdressers and much more. There is a primary school in the village that ‘continues to be good’ and has a ‘staff team that works together extremely well’ as per their most recent Ofsted report. For secondary school it falls within the Stowupland High School catchment, though many of the villages children do also attend the well regarded Debenham High School as it is a similar distance, although the village does not lie within its catchment.
