DIRECTIONS: From Newcastle Emlyn take the B4333 Cynwyl Elfed road and climb up out of the town. After going along a straight stretch of road, turn right for Capel Iwan on a staggered crossroads, on a left hand bend. Go into the hamlet of Pantybwlch and take the 1st left hand turning. Carry on until you come to a small traffic island and bear left. Carry on to the Give Way at the crossroads. Cross straight over and carry on until you come to the entrance of Ffarm Fach on the right hand side. The land is directly opposite with our ‘For Sale’ board at the gateway.

DESCRIPTION: A sizable block of some 76 ¼ acres or thereabouts, which climbs up to some 960 feet above sea level and is a healthy block of grazing/cropping land, bar for some 4 ¼ acres of wood and scrubland. The vendor has cleared and improved the land over several decades and it is now in good heart, providing all year grazing if desired. The block climbs up to a plateau, so is gently sloping with a few steeper areas on the approach before levelling out at the top, where breathtaking, far reaching views over open countryside can be enjoyed. The land is divided up into 9 main enclosures, ranging from 3 ¼ up to 22 acres, together with the main area of wood/scrubland. A mains water supply is connected on the land and subject to further piping works, more tanks could be installed at various strategic positions.
