Why buy this home?

This beautiful stone built detached home is set within a private cul-de-sac of just 3 properties, set back behind a tree lined drive, it offers a wonderful private setting for your next family home.

As you first step into the property you are welcomed by a large central, entrance hall which offers plenty of space to meet and greet guests. This would also be the ideal space to host a huge Christmas tree come December! One of the real selling points to this home is the layout. When built back in 2011 the builders really considered the design of this home and downstairs all the main rooms lead off this entrance hall, meaning it's perfectly set up for family life.

To the left is the impressive living room with a wonderful log burning stove with herringbone brickwork surround making it a real focus of the room. There are 2 large windows, meaning the room has an abundance of natural light flowing in, and this room also has a side door leading out into the garden. Back through the hall and into the 2nd reception room, currently used by the owners as a beauty room but could easily be used as a home office, play room or even space for a home gym. There is a downstairs WC with a small window. Then through into the spacious open plan kitchen living space. This room used to be a separate kitchen and a more formal dining room but the owners decided to open up the two rooms and have one large space instead, now measuring at over 10m x 5m. It can easily host an 8 seater table and chairs as well as having a separate seating area for sofas too. Within the kitchen itself, there are traditional style wooden units with dark granite worktops. It has space for an American-style fridge/freezer, range cooker and has an integrated dishwasher. A generous utility room leads off the kitchen, with space for a washing machine and a dryer, as well as additional wall units meaning that the laundry and cleaning products can be kept out of sight. There is a boot room that sits in between the utility room and the double garage; it has the back door leading into the garden and is the ideal place to clean any muddy footwear after a long walk in the surrounding countryside.

A large rear garden wraps around the back and to the side of the property. Most of the garden is laid to lawn, making it easy to maintain all year round. There is a decking area which is a real sun trap in the summer and is the perfect seating area for those family summer BBQ's. As well as the decking area there is a patio that encompasses the edge of the house, so plenty of additional space to create other seating areas within the garden if desired.

All of the bedrooms are doubles and are accessed from a generous central landing. The spacious master bedroom has built-in wardrobes and a 4 piece ensuite, which is half height tiled and has that all-important window. The second bedroom is also of a good size with a further ensuite shower room. Bedroom three is at the front of the house and has triple built in wardrobes. Bedrooms four and five are also comfortable double rooms. A 4 piece family bathroom with a roll top bath and separate shower cubicle completes the upstairs accommodation.

There is an attached double garage with parking for 4 cars.

Lion Estates is a team of estate agents offering the most personal service in the industry. Our goal is to cover our costs by adding value in the form of a higher sales price, better communication and reduce stress for our clients. We aim to be your chosen property professional for life, offering advice and support even when you're not looking to move home. A New Breed Of Estate Agent It's no secret that estate agents in the UK don't have the best reputation compared to other countries across the world... We believe this is down to the high transactional nature of the typical estate agency business model. The need to sell high levels of homes results in poor marketing, worse communication and under-performance which leaves clients feeling short-changed. The agent who values your home and wins your trust isn't the agent who shows potential buyers around your home and goes on to negotiate your sales price. This crucial task falls to the least experienced staff member, who more often than not knows nothing about your home and hopes the potential buyer will decide to offer full asking price off their own back. Don't blame the agent though; they are likely conducting viewings on 30 - 50 homes, such is their business model, so it's impossible for them to know every detail about every home. But the person it impacts the most is the person who is paying the agent's fee - you. This, however, is through choice and not necessity - there is a better way. Imagine a service designed around what's best for the client, always putting your needs first. A truly personal service tailored to the different needs of each client as, after all, everyone's reason for moving is different. Not only that but every home is different - even if you have the same house style as someone else on your street, no other home has the same plot, orientation and feel of your home. You and your home are unique, and we for one believe you deserve to be treated like it. The estate agency industry has failed to evolve over the last 40 + years. It has failed to keep up with the changing needs of clients as the world around us has changed rapidly. Finally that change has come - welcome to the era of the personal estate agent.

Broadband availability and predicted speed: obtained from Ofcom on July 4, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on July 4, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
