The site at Pipelands is currently owned by Scottish Water and has been used as a Treated Water Storage serving St Andrews from as far back as
1887. It is surrounded by arable farmland and has far reaching views both over St Andrews and out towards the sea.
Now no longer in use, the site, which extends to 0.153 ha (0.378 acres), is enclosed by a stone boundary wall. There are two detached stone
buildings each with a slate roof. The west building is about 19.11m x 8.32m and the height measurement is 3.1m from the walkway to the roof
trusses. The empty chamber is 2.5m deep. The east building is about 19.19m x 11.95m and the height measurement is 2.5m from the walkway
to the roof trusses. The chamber is 2.5m deep and has some water ingress with some ground water currently in the chamber.
Within the boundary are various covered inspection chambers and there is an underground field drain running through the middle of site. Please also
note on the site plan the indicative location of a field drain.
The site is accessed by the private road lying adjacent to the west. While no express servitudes are contained in the title to the property, Scottish
Water have exercised this as the sole access route to the property and as an understood prescriptive servitude right of access. Scottish Water confirm they and their statutory predecessors, have freely exercised access without objection or interruption for a period in excess of 20 years, but as a body corporate are unable to provide any Affidavits in support of this position.
Water Mains
The Seller will retain a Servitude Right over the strip shown purple on the plan (Pipe Protection Zone) to operate and maintain the existing live
pipework which lies within the adjoining track to the west of the site. The indicative position of pipes is shown on the plan. Terms will include the sellers right to dig below the surface of the ground, if required, to maintain and operate the live pipes and also restrictions on building or planting over
the servitude area (but with an acknowledgement of the existing building) and the prohibition of lowering the ground level of the servitude area.
Any proposed building works within the servitude area will require prior approval in writing from the seller
