Property description & features

"We've loved living in Marlborough Avenue because of the fantastic local community and easy access to so many amenities so close by. We have an active group of neighbours, who keep in touch in a Whatsapp group and help with everything from street parties and events to lost post! The Avenue itself is a lovely quiet cul-de-sac, which means we have had the best of both worlds. It's less than a 5 minute walk from the Bristol-Bath Cycle Path, which means it's only a 10 minute cycle into the centre of Bristol. There are also regular buses from the Fishponds Road just a couple of minutes away, making getting anywhere a breeze. Being only 5 minutes from Eastville Park and the Frome Valley Walkway also links us to Snuff Mills, Stoke Park and Oldbury Court which all have excellent green space that really kept us going during the lockdowns. Fishponds itself has everything you could need, with loads of shops and supermarkets, as well as friendly restaurants and cafes which we will be sad to be leaving behind. We have so many wonderful memories here and we hope you will too."

Marlborough Avenue is a quiet no through road in Eastville, a popular suburb in East Bristol. This property is within reach of all Bristol City Centre has to offer, with frequent bus services running nearby and Stapleton Road train station a short walk. In the immediate location, there is a diverse range of leisure activities, food & music festivals, bars, restaurants and shops. St Mark's Road nearby offers the famous Sweet Mart and Thali Café, whilst into Greenbank there is The Greenbank Pub and Este's Kitchen. Fishponds Road is now home to some great cafes such as Fed 303, The Crafty Egg and a newly extended Porto Lounge. The area is easily accessible being a short drive from the M32, which can in turn provide access to the City Centre and to the M4 motorway. Bridge Street is ideally sandwiched between two of Bristol's best green spaces; Eastville Park and Greenbank Cemetery. For cyclists, there are a number of popular cycle paths nearby, most notably the Bristol to Bath Cycle Path which runs into the City Centre and out to some fantastic countryside towards Bitton and Saltford.

This is a light and bright end of terrace house benefitting from side access. Downstairs there is a large double reception room with space for a living area and a dining area and a bay window to the front and french doors to the rear leading to the garden. The kitchen has been extended at the rear and is now a generous size with plenty of units and windows making this room really sunny and light, there is also a door leading to the rear garden. Upstairs there are three bedrooms and a modern bathroom. The garden has both a lawn and patio area and is a real sun trap.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on April 28, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on May 10, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
