2 Fortescue Bungalows is a much improved and well-presented semi-detached holiday restricted chalet situated approximately 1 1/2 miles from the centre of the ever popular Woolacombe Bay famous for its superb blue flag award winning golden sand beaches.
The property is freehold but subject to a holiday only use preventing full time residential occupation albeit the chalet can be used at any time of the year as a holiday/second home or as a holiday let. Full details of the occupancy use are available upon request.
The single storey accommodation has been much improved by the present owners and has a modern fitted kitchen and shower room and is pleasantly decorated in neutral tones throughout. The property benefits from modern electric panel heaters and uPVC double glazed windows and doors and uPVC fascias, soffits, gutters and downpipes at the rear for ease of maintenance. There is a recently replaced gently sloping fibreglassed roof and there are part timber framed and part masonry outer walls.
Woolacombe is extremely popular throughout the UK primarily due to superb beaches and coastal scenery. The village is largely surrounding by rolling National Trust Land which has many winding footpaths providing miles and miles of walking enjoying spectacular far reaching views across the countryside and rugged North Devon coastline. The property is also located adjacent to the 'Tarka Trail' which is a public cycle route connecting to neighbouring towns and villages throughout the region. The local amenities include a variety small independent shops, bars restaurants and public houses serving food to suit all pockets, including the immediately adjacent Fortescue Arms public house, a health centre, chemist, and other leisure facilities. The neighbouring town of Ilfracombe is just 3 miles away with Croyde and Saunton just along the coast and Barnstaple, North Devon’s main trading centre, being just 10 miles away.
The accommodation includes a spacious lounge which in turn opens in to a modern fitted kitchen which has an integrated oven, hob and extractor canopy. There is a useful 'utility cupboard' which houses a modern hot water tank and immersion heater with space for a fridge or perhaps a washing machine under.
Moving through to the inner hall, the two bedrooms and shower room lead off. Both bedrooms are of good size with the second bedroom having double doors opening on to the rear garden. The shower room comprises a modern white suite which includes a walk-in shower cubicle, low level wc and a hand basin with cupboard under.
Outside, the property is approached via a privately owned communal road which also serves the neighbouring properties on the development. Parking is available immediately outside the front of the chalet. There is a shared area with number 3 at the right hand side which gives access via a pedestrian gate in to the south facing rear garden which has a raised paved patio from the second bedroom and a level lawn with fenced borders.
Applicants are advised to proceed from our offices in a westerly direction heading out of town on the main A361 sign post Barnstaple. At Mullacott Cross roundabout take the right hand exit sign post Woolacombe & Mortehoe and follow along this road for approximately 2 miles. Follow the road around the sweeping 'S' bend at Turnpike Cross and then turn right into the car park of the Fortescue Arms Public House. The entrance to Fortescue Bungalows will be found in the bottom right hand corner of the car park and number 2 is the second property along on the left.
