The property is situated close to Groombridge and Crowborough is approximately 3.5 miles with its local range of shopping facilities. Tunbridge Wells is roughly six miles away with its mainline station, theatres, cafes and restaurants and a wealth of shopping opportunities.
Groombridge (about 2 miles) is a popular and historic village with picturesque cottages clustered around the village green near the ancient Crown Inn. There are two pubs, a village store, bakers, Post Office and local farm shops, with more comprehensive amenities available in the regional centre of Tunbridge Wells (under 6 miles) and the town of Crowborough (about 4 miles).
RAIL SERVICES
Tunbridge Wells mainline station offers services to London Bridge/Cannon Street/Charing Cross in under an hour, with alternative services to London Bridge/Victoria from Eridge station (about 1 mile).
SCHOOLING
There is an extensive choice of schools in the area in both the state and private sector, including the highly regarded Groombridge St Thomas CE Primary School and Holmewood House prep school in Langton Green. From our offices on Mount Pleasant Road head north. At the traffic lights turn left onto Church Road/A264. At the roundabout take 2nd exit onto Langton Rd/A264. Continue straight onto B2110. Bear left onto B2188. Stay on this road until the signpost to Motts Mill. Turn left into the lane and carry on down this lane ignoring the lane on the left and the cottage will be locate on the left hand side. There is parking just before the cottage.

- Holding Deposit: 1 week’s rent
- Security Deposit: 5 or 6 weeks’ rent

- Variation of Contract: Payment of £50 (inc.VAT) if you want change the tenancy agreement
- Unpaid Rent: Payment of interest for the later payment of rent as a rate of 3% above the Bank of England Base rate
