Wandering through her sizeable home and out into her leafy garden, the current owner of the property at Charnwood has an abundance of choice when it comes to finding a place to relax. “Not only is this house very spacious, but it has lots of different rooms that can be arranged to suit someone’s own requirements,” she explains. “It offers very flexible living for people with children of all different ages or those who might be looking to work from home. It also holds the potential for the possible creation of a self-contained annexe within the house.” She adds: “We are also lucky enough to have a large garden, with a wooded area, that offers great privacy. This was one of the many things that attracted me to the house when I first saw it.”

Ideal Home
The five-bedroom property at Charnwood was, in fact, so appealing to the owners that they made an offer on the spot when they first viewed it back in 2005. “I loved the area – I had always been drawn to Sunningdale village, with its good schools, coffee shops and transport connections,” she recalls. “Charnwood is in the old part of the village and has a park right opposite, which is perfect for families with children or dogs.” She added: “We had been looking for a house for ages and as soon as we stepped into the large hallway we knew this was the one – in fact, my husband just said: ‘I’ll take it!’”

Ample Opportunity
Since moving in, the couple have upgraded the two-storey house. In addition to redecorating throughout, they have installed a new kitchen and taken down a wall between the kitchen and utility room. They created a new utility room within the former garage area, which still left them with a double garage for parking and storage. “There is so much more that someone else could still do with this house if they wished,” she suggests. “At one point we thought about adding a garden room and using the family room as a downstairs bedroom and converting the utility room into a bathroom. This would allow for the creation of a self-contained annexe or living area for an older relative. There could also be space outside for a garden studio for someone wishing to work from home.”

Garden Views
As it is, however, the house already has an abundance of very versatile space. It is entered via the central hall that originally so impressed the owners and from here there is access to a ground-floor cloakroom and study. The hall also leads into the dining room and the kitchen, as well as the splendid triple-aspect sitting room, which has doors on to the garden. “I love spending time in the sitting room, where I can look out to both the front and the back of the house,” she admits. “The dining room is also a really good size and has a nice view. We don’t tend to use it so much these days – I can imagine someone with young children might like to arrange it as a playroom.”

Friends and Family
The kitchen sits at the centre of the house and also overlooks the garden. This has been well-designed for ease of use and has space for a breakfast table. The kitchen opens into the utility room, which itself offers convenient access to the garage, and into the family room. “This is another very useful room, which has doors on to the garden,” the owner explains. “When our children were younger this is where they could have their own space and spend time with their friends.” The house is so spacious that it absorbs large numbers of visitors without problem. “We have had many family gatherings and parties here in the past, as well as BBQs in the summer and overnight guests. All the bedrooms, even the smallest are double in size.”

Best of Everything
The master bedroom, which has a very large en suite bathroom and a bank of built-in wardrobes is especially pleasant. There is also a generous family bathroom up on the first floor. “This has been a fantastic house for us and we will miss everything about it when we leave,” she says. “We are only moving down because we have decided it is time downsize. I have really enjoyed being in Sunningdale, which still has that traditional village feel and yet also offers such good access to London, Windsor, Ascot and Bracknell. There are lovely places to walk, the private and state schools here are fantastic and the neighbours are friendly. This house will now become a wonderful home to another family.”

Setting the scene
To the front of the property at Charnwood there is ample space for off-road parking for three cars, plus access to the garage. To the rear, the house opens up on to a beautiful garden, with ample space for outside dining and entertaining, as well as for children to play. The garden includes a leafy, wooded area.
