SITUATION
The land is located 1 mile to the south of the village of North Scarle and 11 miles to the north east of Newark-on- Trent. The land is well located with the A46 lying 5 miles to the south which leads to the A1 and provides access to the north and south of the UK. Newark Northgate train station provides regular trains to London Kings Cross with fast trains taking approximately 1 hour 20 minutes.

THE LAND
The land extends to 14.71 acres (5.95 hectares) and is split into two separate fields. The fields are divided by a dyke with mature trees and hedgerows forming the boundary of the land.

The soils are identified in the Soil Survey of England and Wales as belonging to the Blackwood soil series which are described as deep permeable sandy and coarse loamy soils. The soils are capable of growing a wide variety of crops including winter cereals, potatoes, sugar beet and onions.

The land lies predominantly flat but runs down to the dyke dividing the two fields. The western field can be accessed via a bridge across the dyke. There is a small spinney on the southern boundary which contains variety of mature broadleaf trees.
