The large amount of parking space is great for having friends and family over for barbecues in the summer. It's a really friendly community where we look out for each other, take in parcels for our neighbours and use WhatsApp to keep in touch.
The house is situated in a lovely neighbourhood in a quiet cul-de-sac, with lots of great walks. Being just 5 minutes away from Morrison's supermarket is incredibly convenient.
I have improved the properly greatly over the years, including a new kitchen, bathroom and full landscaping in the garden. I've put in a new fuse board and have the Electrical Installation Certificate to prove the work was carried out by a qualified electrician. Plus, I have an electric charging port, which I may take with me, but there I might be willing to sell it separately if the next buyer would like to keep it.
DESCRIPTION This excellent semi-detached property with mostly private south-east facing garden is situated on a good-size corner plot providing potential to extend subject to all the usual planning consents being granted.
Upstairs there are two large double bedrooms with built-in storage in the main bedroom, a completely refitted, fully tiled, family bathroom, and on the landing, another storage cupboard. Downstairs the entrance hall has room for shoes and coats. The living room is a really good size again with another storage cupboard. This leads into the kitchen/dining room where there is plenty of room for a dining table. The fitted kitchen has space for dishwasher and washing machine. French doors lead onto the garden.
The property is definitely not short on storage, with cupboards on the landing, in the living room and in the main bedroom. The porch area can be used for coats and shoes, and in the garden there is a large modern shed.
All windows are double glazed, and there is gas central heating with radiators. Driveway parking is sufficient for three cars already.
The garden itself is on a good-size corner plot, L-shaped, mostly private, south-east facing with a smart modern shed, patio, lawn and shrubs.
If you would like a property that you can add value to, there is room at the side for a garage with accommodation above. The other option is to have a rear extension.
Close to the house is the footpath that leads to the station, which is handy for anyone who travels either to Reading and onto Paddington, or on the Waterloo or Guildford lines. Travel-wise, Woosehill is extremely popular with professionals and families. It is within easy reach of the A329/M4 or going the other way, into Reading. The amenities in the area are excellent, with its own surgery, nursery, in the catchment for Wokingham's well respected schools plus the added bonus of a Morrisons supermarket nearby.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on January 29, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on January 29, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on March 13, 2019 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
