Seller Insights

“The house has been in our family for over 100 years. My grandparents bought it as a working farmhouse in 1914 and it’s been in the hands of various family members ever since. The house was built in 1885, marked by the date stone on the gable end, for Lady Percy who needed somewhere to live as her cousin inherited the family home of Guys Cliffe in Warwick.”

“We’ve retained as much of the Victorian features as possible and had the house reroofed with new tiles, etc. about 4 or 5 years ago so it is in excellent order. At the same time the chimneys were refurbished along with the barge boards and finials and we also replaced all the cast iron guttering and downpipes with new.”

“Inside, the entrance hall still has the original Minton floor tiles which are such a beautiful feature, and there’s the original fireplace in the main bedroom. We installed a fire surround in the dining room where there’s an open fire and the living room fireplace contains a gas-fired stove. The utility area was 2 foot lower once upon a time and was where they made the butter. My father filled it in and it became an office, coal store and WC for many years.”

“We introduced the garage block with summerhouse on the end which faces south. It’s all beautifully made with an oak frame, clad in timber with terracotta roof tiles. The double garage is larger than normal; big enough for two cars to easily open their doors. The timber doors are both automatic, and then there’s a manual door on the adjoining single one.”

“There is a proper well that is nearly 40 feet deep, on the paved area leading to the side entrance. We made a feature of it – it is totally safe with a grill over the top.”

“Navenby is a vibrant village with an excellent primary school, popular pubs, plenty of shops and facilities including two playing fields and The Venue, our busy community centre where all sorts of events take place. There are also lovely walks onto the Viking Way and the heath from the doorstep.”

Location
The property stands close to the heart of the attractive village of Navenby which lies on the A607 about 10 miles (15 mins) south of Lincoln and is one of the larger ‘cliff’ villages standing on the limestone escarpment that runs north to south in the centre of Lincolnshire. Newark-on-Trent in Nottinghamshire is about 15 miles (20 mins) southwest, and Sleaford about 10 miles (15 mins) southeast. Fast trains from Newark to central London take around 75 minutes making it perfectly feasible for a day trip into the capital. Grantham is less than a half hour drive south where there is also a train station, fast trains to Kings Cross taking around an hour.

A few years ago, Navenby was voted one of the top rural locations in Britain in which to live. A charming village with a lovely mix of traditional stone period properties, many listed buildings, it is a thriving community. The property is situated near the centre of the village so everything is within an easy walk. There are several family-run shops and businesses such as the award-winning Welbourne’s Bakery which is one of the longest standing artisanal bakeries in the county, and Welbourne’s Tea Room. The main supermarket is the Co-op and there is a medical centre, two pubs, The Lion & Royal and The King’s Head, as well as the popular Macy’s Brasserie. A new community centre, The Venue, is a hub of activity for many clubs, classes and events.

Navenby straddles the old Roman Road, Ermine Street, as well as the Viking Way, providing wonderful country walks with views across the Trent Valley, and much local history. Mrs. Smith’s Cottage is a charming little museum in the village illustrating a century of rural Lincolnshire life.

Schools
