Who is it for? Kingswood is for owners aged 55 or older who appreciate a pleasant living environment. Owners can be perfectly healthy but if needed there is a low level care available to encourage independent living for as long as possible.

Starcare provide this low level care on a 24/7 basis. Examples of low care provision are medicine prompts , assistance with getting in and out of bed, showering etc. Starcare do not provide nursing care.

The scheme is "full evacuation" which means if there is a fire the lifts will be out of operation so you must be able to walk down the stairs independently. If this sounds like you then we can't recommend a viewing highly enough.

THE KINGSWOOD LIFESTYLE This has to be one of the best complexes for the over 55's in and around Chester. The setting is unique – gardens and a field to the front and landscaped gardens to both sides behind! There is also a growing area.

The communal facilities could rival any and could fairly be described as modern, stylish and contemporary. You will find a reception area, the bistro, a meeting room, a spacious lounge, craft room and scooter store. The function room and toilets are just past the bistro to your left and like all the communal areas, they are immaculately kept!

There are lifts to the 1st floor where you will find a particularly well stocked library that overlooks the reception area. Number 53 is a short walk along the carpeted and naturally bright hallway.

The apartment starts with a spacious entrance hall with timber doors that open to all rooms including the spacious Jack and Jill shower room.

The living room starts with the lounge area which enjoys one of the most pleasing outlooks you could hope to find and a covered balcony to enjoy the outdoors from the comfort of your own apartment. The kitchen is spacious with a range of timber effect units with a fan assisted oven and a 4 ring electric/halogen hob. There is space for a dish washer and for a fridge freezer.

The master and second bedroom also enjoy the same orientation as the lounge. The master bedroom opens into a spacious wet room with a chrome thermostatic shower that has been set in the tiling. The second bedroom makes for a particularly pleasing study/hobby room/guest bedroom.

This is a complex and apartment that you have to see and it is a winning combination that could rival any anywhere. On top of that we are told the staff are just as nice as they are professional. This lovely apartment is likely to sell fast so call us now to arrange a viewing.

Taking things further Ask us for the application and self-assessment forms so Your Housing Group can review your eligibility. They will want to meet you and if you have care needs will ask you to take a care assessment to ensure that your needs can be met. There's no cost for the assessment.

This must be done before we can issue the Memorandum of Sale.

Service Charges There's no ground rent to pay. It's just a weekly service charge of £191.73 comprising;

Service charge £123.20
Amenity charge for personal fuel and utilities £66.29
Leaseholder charge of £2.24

Total: £191.73 Weekly.

Service Charges cover the cost of staffing and providing on site services such as scheme management, the cleaning of the communal areas, gardening & ground maintenance, the servicing of communal area equipment, building insurance for the fabric of the building, and for the communal TV system. The tables further down are more specific if you want to learn more.

Service charges are based on the estimated charge of providing the services and are adjusted annually according to the actual costs of providing the services.

Amenity Charge for (fuel and Utilities) Covers all your personal fuel, water and sewage costs.

Repairs Leaseholders are responsible for repairs to apartments.

Other Costs If you are considering moving to Kingswood there are other costs that you should be aware of.

Care and Support Costs The eligibility criteria for access to the scheme requires that residents have an identified housing support need.

There will be a base level of support that will be provided for all residents (the core service). The core service at Kingswood has an optional weekly wellbeing charge of £6.00 per household. This covers Community Alarm monitoring and 24-Hour Response.

The amount you may pay for any support or care will depend on your individual needs and your income and expenditure.

Cheshire West and Chester Council will arrange a FACs (Fair Access to Care Assessment) for all potential residents. Residents will be able to request a "fairer charging assessment" carried out by the council to assess their ability to pay for (or contribute to) the support services received.

These charges are payable direct to Cheshire West and Chester Council and will be reviewed by them in April each year.

Please refer to Cheshire West and Chester Council's leaflet 'Charges for Care and Support in Extra Care Housing' for further details.

Daily Living Costs You will need to pay for all your daily living costs, which include but are not exclusive to; council tax, TV license, TV telephone and broadband, home contents insurance and food.

Sinking Fund Compulsory Charge The sinking fund is a contribution to the funding of future major repairs. This is to reduce the burden on owners, with the reassurance that we use professional and vetted suppliers from our preferred suppliers list.

This is based on 1% of the market value on resale x the number of years owned. For example - If you sell the apartment after 10 years and it is worth £100,000 at the time then you will pay £10,000 on completion through your solicitors.

£1000 (1% of £100,000) x 10 years = £10,000

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on April 16, 2015 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
