Gorgeous split level period maisonette in fantastic central location. 2 large double bedrooms. Whopping size bathroom with separate shower cubicle. Close to both London Rd & Brighton Stations and a short stroll to many fabulous pubs & eateries! 

So many great aspects to this 74 square meter beauty! Lets get into the insides before we consider the amazing location. Up the stairs and we are greeted with a large bathroom. Where tastefully tiled walls and floors look splendid. No compromises here we have a full length bath and a large corner shower cubicle - so everybody is happy. Out of the bathroom and there is a handy cupboard which works well as a larder/pantry. Up a short flight of 5 steps and we arrive at bedroom 2. This excellent sized room used to be the master bedroom until the loft conversion. So it's a fabulous size and will surely please any lucky inhabitant. There are two large fitted wardrobes flanking a funky papered chimney breast. 

The main attraction is the lovely kitchen/diner/living room combo. Spanning the buildings full south facing width, this open plan living space works really well. Space to dine and relax in comfort. The kitchen is contemporary with plenty of low level and eye level storage and integrated appliances. The bay window and side window are double glazed (as is the whole apartment) so draughts and outside noises are kept at bay. Upstairs we have the master bedroom and loads of storage. Two Velux windows allow star gazing from the bed and lots of daytime light in. There is also plenty of room for a workstation.

Location-wise- there's so much that can be accessed from this central location. Brighton Station is an 11 minute walk according to Mr Google. London Rd Station for the East /Wester's is even nearer. The green spaces of Preston Park with lots of sporty delights on offer is close by too. Preston Circus is round the corner and is up and coming with gyms, restaurants and decent bars.. not to mention the best cinema in the land (The venerable D of Y's!) 15 minutes along London Road and you are into central Brighton, great for working in the city. But we can't decide between the top contenders: The Open House and Signalman for a fine beverage or two ... or maybe the winner is being 2 minutes walk from the fantastic Shahi Tandoori's. Heaven is enjoying their sizzling Shashlik in the knowledge your happy tum doesn't have far at all to get home.

Money-wise our fabulous home has lots of ticks in boxes. We all have concerns about heating bills at present. Good condition double glazing throughout and a "C" rating energy performance certificate, means that running costs are relatively good. A decent length lease (109 years as of Jan 22) Low ground rent £10 P A. Lower than average annual service charge: £471.55 in 2022. So quite a few positives there.
