Over 3,000 sq ft of stylish living space - a garden-lover's delight, and perfectly-placed for nearby excellent schools.

Built in 2012, this substantial home was constructed to a bespoke design with no compromise on finish or proportions. Every room (even the cloakroom!) is sensibly-sized, and the statement hallway and landing create a grand, but very homely, feel.

The garden is equally impressive - stretching over 280 ft in length, and overlooking fields at the rear - this is a beautifully mature, private and well-tended 'happy place'.

The "Emperor' Master suite enjoys views over the garden through twin windows, has a dressing room and a Villeroy & Boch en-suite (with bath and separate shower enclosure).

All three bathrooms include both bathtub and separate shower enclosure. Signature touches of Grohe or Villeroy & Boch sanitary-ware throughout complete the luxury spa feel.

The tasteful kitchen features a central island, gas range cooker, integrated dishwasher, American-style fridge / freezer, and twin ceramic sinks (with waste disposal unit). Perfectly designed for a kitchen table and family gatherings, this space is both beautiful and functional.

The living room features French doors to the patio and there is a pale cream stone fireplace. The chimney is lined to enable a real fire but is currently used as a feature only. With underfloor heating throughout the owners say the need has never arisen to commission additional warmth.

The bottom of the garden certainly needs exploring - it has a wealth of treats including a lovely timber Garden Lodge (with kitchen and WC), a charming treehouse, a 7m brick & cedarwood greenhouse and a large workshop with power. There's also a serene pond which attracts a diverse range of wildlife, a barbecue patio and, to the rear, some beautiful views to enjoy over the open timber post fence (where occasional deer can be spotted)

*Superfast broadband availability (download speeds up to 80 Mbps, upload speeds up to 20Mbps).

A Few Words from Quarters

"Originally designed to have five bedrooms, the current owners opted for four bedrooms with a spacious landing. However, it would be very easy to create a fifth bedroom upstairs without compromising any other bedrooms.

It's rare to find such a modern build quality home with such a large and mature garden. This nearly 3/4 acre plot was previously home to a modest 1930s house, so many of the magnificent trees are well established.

We particularly love the classic looks of this home, with timeless windows and stone ledges, elegant front door and a welcoming gravel driveway. The Garden Lodge is a super hideout for teenagers, a base for barbecue and drinks preps (it's quite a trek back to the main house!), or could be used as overnight lodgings of course. We understand the Lodge is fully insulated to building regulation standards.

The owners tell us the garden is alive with beautiful wildlife, including nesting tawny owls, nuthatch, wrens, robins, hedge sparrows and both blue & great tits.

The vegetable patch includes a permanent asparagus bed (and we know how much time and care it takes to get these established!)

Lastly the attic space is something we should not miss! When the house was being built the owners intended to create a bonus area in the loft. To that end all the insulation and fire resistant plasterboard were taken up before the ceilings were created. Ten years on it remains on the back-burner (mainly but not quite finished) as, unsurprisingly, there wasn't a need for the extra space. However given the size of the landing, it's easy to imagine how this conversion could add a new dimension to this lovely home.

Few homes have such a perfect formula of balance, space, quality and potential. For more details please contact Nick or Teresa of Quarters Estate Agents, Wokingham. If you'd like to view please bring a good coat for the garden tour. We're looking forward to showing you around!!"

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on April 25, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on May 27, 2008 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
