The property itself is a 3 storey semi detached house in a quiet part of Newhall, namely Simplicity Lane. This particular property is the largest in Simplicity Lane.
You enter the property and find yourself in an extremely large foyer/porch area. When I say large, it's about the largest I have seen! We have sold houses with smaller kitchens then this super space.
Wet coats and muddy boots removed, you enter the hallway. The downstairs cloakroom is immediately on your right. It is a nice size and as you might expect, consists of WC & hand basin with integral cupboards. There is a storage cupboard that houses a fully plumbed washing machine.
The hallway & cloakroom have high grade laminate flooring. There is a cleverly designed sliding door that semi conceals the kitchen (nice touch).
The Kitchen is simply magnificent.
It's actually quite difficult to know where to begin. However, we will start with the top of the range double oven. Next to this is a large integral 'American style' fridge freezer, and next to this is an integrated coffee machine and above this an integrated TV. The whole piece of the kitchen is absolutely cracking!
There is a large rectangular stainless steel sink with industrial style mixer tap. A large window above the sink gives a nice view out into the garden. There is a large 'Peninsula' which houses the extra large induction hob! The peninsula is large enough to not just house the hob, it gives you all round worktop space which is splendidly handy when hosting a dinner party etc. The hob has a funky free standing extractor that resembles a suspended light (clever). There is a small two seater breakfast bar. There are not just enough, there are MORE THAN enough cupboards, drawers, and storage. There is the same high grade laminate flooring that is laid in the hallway. There is a door that leads into the good size garden. This really is a 10/10 kitchen!
The Garden is a good size and whilst the current owners have created it to be low maintenance, it could easily be reconfigured to satisfy a keen horticulturist. Currently it is sort of in three sections. There is a large decked area with a pergola that has seating and a bar and a BBQ area. The centre section is laid to lawn and the far section is laid to gravel with garden furniture. There are additional patio areas at either end.
While we are outside, the current owners have enclosed the carport with doors either end to create a large shed / storage area. With parking outside the property very easy, it seemed to them to be the right thing to do to give them extra storage. It actually works extremely well.
The Lounge / Diner whilst open plan, has been designed in such a way that there are definite defined areas. The flooring of the entire area is a beautiful chevron laminate floor. The Lounge area has a large window overlooking the front of the property and the Dining area has a complete glazed side with a door which leads into the garden. This wonderful family space gives people with a bent for interior design so many options.
Upstairs to the first floor where we find 2 large double bedrooms and the family bathroom
The Master (with en suite) is an extremely large space. There is
a large window that lets in oodles of natural light. There is a large glazed door that leads into The Sun Room, which in turn leads onto the open balcony. These are a superb addition as they add extra space and allow for various uses such as a reading room, some extra office space or simply for sitting in in the warmer months. There is lots of bedroom furniture in this bedroom BUT there is still lots of space! The en suite is a good size and consists of a walk in shower, WC & wash basin. There is a 'funky' porthole window.
Bedroom 2 is another very large double. There is a sliding door that also leads onto the good size balcony. This is an absolutely fabulous addition for those warm and sunny days! As an extra bonus, there is a door that leads into an additional room that the current owners call the sun lounge. Ideal for all sorts of things including office space. The Family Bathroom is yet another lovely room. There is 'P' shaped bathtub with overhead shower. A WC & wash basin. It is tastefully tiled and has nice dark wood flooring. It also has a heated towel rail.

In conclusion, we have a large 3 bedroom family home that needs absolutely nothing doing it whatsoever. Newhall is a fantastic place to live with good schools close by. The current owners have been extremely happy here but circumstances mean its time to move onto another chapter in their lives. This gives a lucky family the chance to make this their new home. We know that whoever buys it will be as happy as the current owners have been.
